JOB SUMMARY
The General Maintenance Technician (GMT), under the supervision of the Field Manager, is responsible for the proper installation, preventive and routine maintenance, and repair of equipment and systems. This GMT role will specifically maintain and repair household appliances.
Troubleshooting and Repairs
- Troubleshoots and repairs malfunctioning residential appliances
- Aids in repairs and troubleshooting of electrical distribution systems including circuit breakers, HVAC systems, and plumbing systems
- Aids in troubleshooting and repairing emergency generator systems, boilers, and supplementary heating systems
- Troubleshoots and repairs alarm systems including resident alarm systems, patient beds, furniture, and light medical equipment
Maintenance and Inventory
- Maintains appropriate inventory, tools, and equipment on utility vehicles in good working order
- Requests additional materials on an as-needed basis
- Ensures waste is kept to a minimum
Building Rounds and Communication
- Conducts regular building rounds to proactively identify hidden or emerging equipment failures
- Schedules preventative downtime or replacements with the Field Manager
- Communicates repair statuses clearly to residents/staff
- Maintains digital or physical work order forms
- Captures and coordinates seamlessly with the Service Coordinator for reassignment to jobs throughout the workday
Disaster Response and On-Call Responsibilities
- Serves as a member of disaster and emergency response teams
- Fulfills assigned roles in fire drills and snow removal
- Assumes rotating on-call responsibilities for campus emergencies
Qualifications
- High School diploma or equivalent; graduation from a trade/vocational school program preferred
- A minimum of three to five (3–5) years of progressive experience with small equipment and appliance repair, residential and commercial property maintenance, or a combination of schooling and field experience
- A valid, unrestricted Commonwealth of Virginia driver’s license with an acceptable, insurable driving record
- Demonstrated proficiency in reading blueprints, building layouts, preferred
Knowledge, Skills, And Abilities
- Knowledge of pertinent building codes, OSHA standards, and life-safety compliance requirements
- Demonstrated troubleshooting skills across multiple trades (mechanical, electrical, plumbing, and structural)
- Ability to think critically and formulate structural repair plans independently without immediate managerial oversight
- Strong interpersonal skills with the ability to lead, explain technical concepts to other team members, and communicate empathetically with senior adults experiencing varying levels of physical and cognitive ability
- Proficiency with digital facility management software, work-order platforms, and advanced diagnostic tools
- Ability to sustain heavy physical labor, including stooping, bending, reaching, climbing, crawling, and working in confined spaces for extended periods
- Ability to work from ladders, scaffolding, and lifts at rooftop heights for sustained periods
- Ability to work full shifts outdoors, exposed to extreme weather conditions and temperature variances
- Ability and flexibility to participate in the emergency on-call rotation, including working odd hours on nights, weekends, and holidays
Salary Description
$23.25/hr. - $35.00/hr., based on experience
