Maintenance Technician (Full Time)

Essential Functions

• Perform highly diversified duties to install and maintain hospital facilities and equipment.
• Provide emergency/unscheduled repairs and performs scheduled maintenance repairs as necessary.
• Perform mechanic skills including, but not limited to, mechanical, electrical, pneumatic, hydraulic, troubleshooting and repair.
• Installs, maintains, and repairs mechanical devices such as pumps, motors, and air handling equipment and controls.
• Replaces defective parts on such items as wall sockets, switches, lamps, beds, and bed controls.
• Read and interpret equipment manuals and work orders to perform required maintenance and service.
• Detect faulty operations, defective material and report those and any unusual situations to proper supervisor.
• Assist in maintaining uninterrupted, efficient, and safe operation of heating, ventilation, and air conditioning systems.
• Initiates request for purchasing requisitions to obtain materials necessary to perform repairs or alterations.
• Documents work completed and time required as part of the work order system and time recording requirements.
• Performs general repairs as required.
• Dismantles devices to gain access to and remove defective parts and reassemble; starts devices to test their performance.
• Assists in performing plumbing and steam fitting duties required for maintaining continuity of services.
• Cleans and lubricates parts as required.
• Operates hand and power tools such as: wrenches, ratchets, screwdrivers, pliers, pipe wrenches, vises, drill presses, drill motors, hammers, rotor hammers, zallsaws, hack saws, hand saws, skill saws, sewer machines pipe cutters, soldering irons, acetylene torches, refrigeration gauges, volt ohm-amp meters, and thermometers.
• Drive hospital owned vehicle to transport supplies, as needed, to other hospital buildings; drive to recycling center as necessary.
• Comply with safety regulations and maintain clean and orderly work area.
• Know and understand the roles of all Maintenance positions, policies, procedures, and fill-in in the absence of the Facilities Manager to ensure continued efficiency in maintenance outputs.
• Fills in on meetings where the Facilities Manager is unable to attend.
• Aids in ensuring delivery of quality plant management services as evidenced by adequate services and staff coverage within department.
• Helps collaborate with other departments and managers to improve the quality of services and to resolve identified problems.
• Aids in overseeing and supervising development and delivery of in-service education to equip plant management staff with sufficient knowledge and skills to provide quality service.
• Aids in preparing staff for inspections surveys, instructing staff on matters of conduct and disclosure, being interviewed by inspectors, and immediate corrections of problems noted by surveyors.
• Reviews and reinforces important standards previously cited.
• Aids in promoting customer service and responds to and adequately resolves complaints or concerns from other departments.
• Aids in promoting compliance with accident prevention procedures, safety rules, and safe work practices to prevent employee injury and illness and control workers’ compensation costs.
• Aids in overseeing and supervising fire and disaster and other emergency procedures and evaluates performance during drills.
• Schedules facility modifications, including cost estimates.
• Aids in managing preventive maintenance of facility equipment, including HVAC and boiler systems.
• Creates and prioritizes daily tasks list from Maintenance requests.
• Communicates status updates with department staff.
• Participates in a wide variety of special projects and compile a variety of special reports as directed by Facilities Manager.
• Collaborates with other departments to ensure a safe and efficient operation.
• Reviews and recommends development of physical facilities.
