Responsibilities

  • Coordinates maintenance and repair activities across multiple residential housing properties.
  • Conducts routine inspections of residential units, common areas, building systems, grounds, and support spaces to identify maintenance, operational, and safety concerns.
  • Aids in the development and implementation of preventative maintenance programs for residential facilities and building systems using our software program.
  • Serves in the Duty Rotation for Aztec Shops buildings master leased to the Office of Housing Administration (OHA).
  • Provides skilled inspection & diagnosis of issues and directs contracted building management or outside contracted companies on maintenance, troubleshooting, and repair support for plumbing, HVAC, electrical, mechanical, carpentry, miscellaneous minor construction tasks, and building systems and may assist in performing such tasks.
  • Coordinates and expedites emergency maintenance and repair work as required, ensuring timely response and resolution.
  • Coordinates and oversees outside contractors and service vendors performing maintenance, repair, and improvement work.
  • Obtains repair estimates, reviews scopes of work, and assists with contractor scheduling and project coordination.
  • Tracks project schedules, completion timelines, and vendor performance to ensure quality and timely delivery of services.
  • Communicates project updates, operational impacts, and repair timelines with property management teams and stakeholders.
  • Assists with procurement activities including purchase requests, material acquisition, and invoice processing related to facilities operations in accordance with Aztec Shops policies and procedures.
  • Serves as a facilities liaison with residential property management teams, on-site managers, vendors, and university personnel.
  • Develops and maintains effective working relationships with customers, direct reports, coworkers, contractors, faculty, staff and students.
  • Communicates maintenance issues, repair timelines, operational impacts, and project updates clearly and professionally. Provides technical guidance and operational coordination support to facilities staff and vendors as needed.

Requirements

  • At least four years of progressively responsible experience leading to journey-level proficiency in building maintenance and building systems repair, or an equivalent combination of training and experience that demonstrates journey-level skills as a maintenance mechanic.
  • Five or more years of experience in facilities maintenance.
  • Thorough knowledge of the methods, materials, tools, and equipment used in the maintenance, repair, and operation of building systems, including plumbing, heating, electrical, mechanical, water, and HVAC systems, as well as related installed equipment.
  • Additional experience or specialized skills in one or more of the following trades is highly preferred: plumbing, HVAC, electrical, carpentry, metalworking, tile setting, painting and wall finishes, drywall, and automotive or small engine repair.
  • Possession of a valid EPA Section 608 Certification for the purchase and handling of refrigerants is preferred, but not required.
  • The ability to read, interpret, and work from building plans, blueprints, schematics, and technical specifications.
  • The ability to read, comprehend, analyze, and interpret business correspondence, governmental regulations, technical manuals, trade publications, and other related materials.
