About the Role

The Residential Community Manager’s goal is to maximize income and control expenses at the apartment community. This position is responsible for the day-to-day operations and organization of the apartment management office and staff, ensuring the property is clean, in good repair, and target occupancy is met. The Residential Manager exercises discretion within company guidelines to handle a variety of situations, including promoting rental revenue, servicing residents’ needs, collecting rents and fees, and maintaining the property.

Responsibilities

  • Oversee day-to-day operations of the apartment management office and staff.
  • Ensure the property is clean, well-maintained, and meets target occupancy.
  • Promote increased rental revenue and service residents’ needs.
  • Collect rents and fees, and maintain accurate financial records.
  • Handle lease documents, paperwork, and record-keeping.
  • Compute rental amounts, prorates, discounts, percentages, and basic math computations.
  • Operate office equipment (fax/copy machine, telephone, calculator, computer).
  • Resolve resident, prospect, and vendor problems with strong customer service skills.
  • Interact professionally with employees, residents, visitors, and the public.
  • Direct, lead, and resolve employee disputes with supervisory skills.
  • Set and accomplish personal and team goals with self-motivation.
  • Perform any reasonable task consistent with company objectives.

Requirements

  • High school diploma or equivalency (some college preferred).
  • Minimum of one year of experience in management, sales, and/or office administration.
  • Prior apartment management experience preferred.
  • ARM or CAM designations preferred.
  • HUD/LIHTC experience preferred.
  • Strong customer service and communication skills.
  • Professional phone manner, outgoing personality, and sales capability to lease apartments.
  • Ability to work under pressure, meet deadlines, and manage multiple tasks.
  • Legible penmanship, accurate typing, and computer literacy (or willingness to be trained).
  • Ability to compute financial figures and handle bank deposits.
  • Adherence to company policies and procedures.
