About the role

Our 52-unit apartment community in Orchard Park, NY is seeking a Floating Service Technician who enjoys staying busy, takes pride in their work, and is committed to preparing apartment homes to the highest standards. This role partners closely with the onsite maintenance team to ensure apartment homes are move-in ready while maintaining the overall appearance and functionality of the community.
Responsibilities
- Complete apartment turns including touch-up painting, drywall repair, caulking, and general punch work.
- Aid with plumbing repairs, basic electrical work, appliance installation, and general carpentry tasks.
- Maintain interior and exterior areas in accordance with company standards, compliance requirements, and applicable laws.
- Respond promptly and efficiently to maintenance requests and community needs.
- Assist with trash-outs, grounds maintenance, and maintaining clean common areas and breezeways.
- Communicate clearly and professionally with residents and office staff regarding repairs and updates.
Requirements
- Active, valid driver’s license and personal vehicle.
- General maintenance, make ready, or apartment turn experience preferred.
- Ability to stay organized and manage priorities in a fast-paced environment.
- One year of related experience or an equivalent combination of education and experience.
Qualifications
Commensurate with experience.
Skills
- Strong organizational and time management skills.
- Proficiency in basic electrical and carpentry tasks.
- Excellent communication and interpersonal skills.
Benefits
- Compensation: Base Pay: $23.00 – $26.00/hr, Up to 50% Rent Discount, Property Staff Shared Renewal Commissions, Morgan Essentials: $300 quarterly, On-Call Appreciation: $15/day for holding the on-call phone.

Pay
Base Pay: $23.00 – $26.00/hr
Schedule
Monday–Friday: 8:00 AM – 4:30 PM
Paid rotating on-call participation required.
Must be available and prepared for emergency events.
