About the role
Greystar is seeking an experienced Maintenance Technician to perform technical and mechanical work ensuring the physical aspects of buildings, grounds, amenities, and common areas meet the Company’s standards for cleanliness, appearance, safety, and functionality. This position supports McKenzie and additional communities within the Seattle and Eastside portfolio.
Responsibilities
- Complete assigned work orders from resident requests and perform preventative maintenance by diagnosing issues and making repairs in accordance with policies, procedures, safety standards, and code requirements.
- Prepare vacant apartment homes for leasing through the “make-ready” process: pre-move-out inspection, creating a punch list, scheduling vendors, obtaining supplies, completing maintenance tasks, and inspecting completed work.
- Manage and track maintenance inventory, tools, and equipment; notify supervisor of re-ordering needs.
- Document and track service requests accurately and timely.
- Maintain grounds, common areas, and amenities by picking up trash, pressure-washing, general cleaning, and painting as needed.
- Support cost-cutting initiatives by repairing rather than replacing parts, minimizing waste, and using tools correctly.
- Comply with Greystar’s safety and risk-management policies, including attending safety meetings, completing OSHA training, and reporting accidents promptly.
- Inspect work performed by contractors and vendors to ensure quality and adherence to specifications.
- Conduct routine property inspections to identify safety concerns, maintenance needs, and communicate findings to management.
Requirements
- Knowledgeable in safe use and maintenance of hand tools, power tools, and mechanical equipment.
- Experience with painting, entry-level carpentry, appliance repair, and basic plumbing.
- High level of professionalism in manner and dress.
- Excellent communication skills: ability to read, write, and communicate effectively.
- Proficient in MS Office Suite.
- EPA certifications Type I and II or Universal for refrigerant recycling (for Certified Service Technicians).
- All certifications required by State and Local jurisdictions.
- Valid driver’s license to operate a golf cart on property, if applicable.
Physical Demands
- Ability to stand, walk, and/or sit for extended periods; bend, stoop, climb ladders, reach, carry objects, and crawl in confined areas.
- Work inside and outside in all weather conditions (rain, snow, heat, hail, wind, sleet).
- Push, pull, lift, or carry up to 25 pounds independently and 50 pounds with assistance.
- Occasional travel may be required to assist other properties, attend training, or business meetings.
- Flexible work schedule, including taking “call” during evenings, weekends, and holidays.
Pay
The hourly range for this position is $26.00 - $30.00. Additional compensation may include weekly, monthly, or quarterly bonus programs based on individual and company performance.
