Floating Maintenance Technician (NC)

About the role

The Floating Maintenance Technician position supports the North Carolina portfolio, focusing primarily on the Spring Lake and Fayetteville areas. This role reports to the Director of Facilities and is responsible for various maintenance tasks, resident service requests, and safety monitoring.

Responsibilities

• Assist the Service Manager with maintenance and oversight
• Schedule and perform preventative maintenance and janitorial services
• Perform general repairs on property grounds, apartments, and exteriors
• Manage storage areas and maintenance materials
• Handle turnover work for vacant units
• Monitor and respond to resident service requests
• Ensure property safety and cleanliness
• Manage inventory and storage areas
• Perform work area clean-up and safety-related duties
• Follow safety protocols and wear appropriate personal protective equipment
• Communicate with residents and property staff as needed
• Participate in after-hours emergency requests

Requirements

• Professional and courteous demeanor
• Necessary skills for appliance, electrical, and plumbing repairs
• Basic knowledge of HVAC and electrical circuitry
• Current OSHA and safety standards knowledge
• Valid drivers' license
• Weekend work required

Qualifications

• 1-2 years of maintenance experience or valid training
• EPA 608 certification required
• CFC certification required
• CPO certification required
• Strong understanding of basic tools and their safe use

• Appliance, electrical, and plumbing repair skills
• Basic HVAC and electrical circuitry knowledge
• Effective communication and problem-solving abilities
• Ability to manage time and prioritize tasks
