About the role

We're seeking a skilled maintenance supervisor to oversee the day-to-day operations and physical upkeep of an assigned property. This role involves ensuring compliance with Avenue5 policies and regulations, managing a team, and adhering to the property budget.

Responsibilities

  • Ensure compliance with Avenue5 policies and standards, and adhere to local, state, and federal regulations.
  • Manage the maintenance team, ensuring daily tasks are completed to company and resident satisfaction.
  • Review and track service request progress, identifying chronic maintenance issues.
  • Respond to maintenance-related issues promptly, maintaining a professional demeanor.
  • Perform various maintenance tasks, including electrical, plumbing, appliance, flooring, carpentry, HVAC, and grounds maintenance.
  • Conduct inspections of the property grounds, buildings, and common areas to maintain safety and cleanliness.
  • Handle property emergencies, such as snow and weather incidents, fires, and floods.
  • Communicate with the property manager and maintenance supervisor regarding maintenance issues.
  • Maintain a positive relationship with residents and promote customer satisfaction.
  • Complete pre-move-in and post-move-out apartment inspections and ensure timely unit turns.
  • Assist with property emergencies and address issues as needed.
  • Participate in the on-call rotation and manage emergency on-call/after-hours maintenance assignments.
  • Administer the company's risk management program and participate in special projects as assigned.
  • Solicit and monitor suppliers and contractors to ensure compliance with company policy.
  • Collaborate with property leadership to address property challenges and operations.
  • Ensure maintenance costs remain within the property budget and provide input on future budgets.

Requirements

  • High school diploma or equivalent.
  • At least three years of experience in property management or a related field.
  • General maintenance and carpentry skills.
  • A valid driver’s license, clean driving record, and current auto insurance.
  • Excellent customer service and interpersonal skills.
  • Strong organizational and time-management abilities.
  • Ability to perform basic mathematical functions.
  • Ability to handle difficult situations with professionalism.
  • Professional appearance and adherence to uniform policy.
  • Compliance with safety requirements.
  • Completion and successful passing of the Avenue5 Fair Housing, Diversity and Inclusion Training within 30 days of employment.
