Responsibilities
- Greet and qualify prospects, conduct community tours, show apartments, process applications, credit screen, and perform criminal background checks.
- Prepare lease and move-in packages, ensure smooth move-ins, and address any outstanding items with the maintenance team.
- Stay informed about market and competitor conditions, develop and implement marketing plans, and follow policies related to concessions and special programs.
- Create and execute marketing activities, including resident referral and employer outreach programs, internet marketing, and community-specific marketing plans.
- Track apartment availability, record leasing activities, manage resident and prospect data, and ensure show units meet quality standards.
- Follow up with prospects and new residents to ensure satisfaction, send thank-you notes, and make calls or contacts to finalize lease signings.
- Support lease renewal programs by preparing letters and packages, meeting with renewing residents, and ensuring timely implementation of lease renewal documents.
- Respond to resident and client inquiries, take prompt action to solve problems, and document and convey resident or other requests to relevant individuals.
Requirements
Incumbents must have all licenses and/or certifications as required by State and Local jurisdictions and a valid driver's license to operate a golf cart on property.
Physical Demands
- Be able to stand, walk, and/or sit for extended periods of time and bend, stoop, climb ladders, reach, carry objects, and crawl in confined areas.
- Work inside and outside in all weather conditions (rain, snow, heat, hail, wind, sleet).
- Be able to push, pull, lift, carry, or maneuver weights of up to twenty-five (25) pounds independently and fifty (50) pounds with assistance.
- Rare or regular travel may be required to assist other properties as needed, attend training classes, business meetings, or other situations necessary for the accomplishment of some or all of the daily responsibilities of this position.
- Work a flexible work schedule, which includes taking "call" during evenings, weekends, and holidays.
Additional Compensation
The hourly range for this position is $18.00 - $19.00. Additional compensation may include participation in a quarterly or annual bonus program based on individual and company performance, and weekly, monthly, and/or quarterly bonus programs for onsite property positions.
