About the role
As a Floating Property Manager, you’ll travel between properties within your assigned portfolio, overseeing day-to-day operations to achieve occupancy and revenue goals. This hands-on role involves staff management, leasing, marketing, compliance, accounting, resident satisfaction, and maintenance coordination. You’ll create positive experiences for visitors, residents, and staff while ensuring smooth property operations.
Responsibilities
- Manage daily operations for the property and staff, including security, maintenance, leasing, and financials.
- Ensure compliance with community policies and lease agreements; address violations and communicate with residents.
- Inspect vacant apartments regularly to verify condition.
- Maintain confidential and secure office and resident files.
- Coordinate with the Maintenance Supervisor and team on all property maintenance aspects.
- Deposit and record all monies received daily, following proper procedures.
- Oversee staff training programs in conjunction with the Regional Manager and Maintenance Supervisor.
- Develop and maintain a resident renewal program to encourage retention.
- Ensure compliance with all required permits (e.g., pool, spa, elevator).
- Review general ledgers, approve invoices, and oversee variance reporting.
- Maintain contract files, insurance certificates, and monitor contract renewals.
- Ensure timely collection and posting of rent and other charges.
- Issue legal notices, meet deadlines for evictions/writs, and attend court hearings.
- Report liability claims, legal complaints, or violations to the Regional Supervisor and/or corporate office.
- Complete employee performance reviews and recommend salary increases or advancements.
- Attend safety meetings, monitor staff safety precautions, and report workers' compensation issues.
- Stay current on the property’s sub-market, competitors, and nearby businesses impacting occupancy/income.
Requirements
- Willingness to travel up to 50% between assigned properties.
- Minimum 3 years of multi-family industry experience; prior Property Manager experience preferred.
- High school diploma or equivalent.
- Proficiency in Microsoft Office Suite and YARDI (or similar industry software).
- Strong customer service and interpersonal skills for building relationships with colleagues, residents, vendors, and the public.
- Ability to perform intermediate mathematical functions accurately.
- Regular and predictable attendance to meet business needs.
- Access to reliable transportation.
Qualifications
- CAM, ARM, or CCRM designations are a plus.
- College degree is preferred.
Work Environment
- Frequently on your feet; may involve climbing stairs to access upper-floor apartments.
- Primarily indoor work; occasional outdoor work in various weather conditions.
