Fixed Asset Manager - Schulte Hospitality Group

Responsibilities
- Maintain 200+ fixed asset depreciation and amortization schedules across the portfolio.
- Apply appropriate depreciable methods and useful lives for fixed assets, and amortization periods for intangible assets.
- Track capex project spending for budgeted and emergency requests; close out fully-billed purchase orders in the accounting system.
- Prepare, review, and post expense-to-fixed-asset reclassification entries.
- Reconcile construction-in-progress accounts and reclass to the appropriate fixed asset account upon project completion.
- Deliver monthly fixed asset reporting to ownership across the portfolio.
- Serve as the final authority on capitalization versus expense determinations, applying professional accounting judgment in conformity with GAAP—including where the appropriate treatment differs from the preferences of operations, asset management, or ownership.
- Account for right-of-use assets and lease-related amortization under ASC 842, coordinating with the corporate accounting team.
- Serve as subject matter expert for the fixed asset and capex workstream in SHG’s migration to Microsoft Dynamics 365 Business Central.
- Identify and drive process improvement opportunities that reduce manual work and strengthen controls in the new system.
- Partner with financial institutions to secure and collect FF&E reserve reimbursements, as available.
- Partner with the capex team on capitalization policy, workload balancing, and day-to-day questions.
- Manage, develop, and set priorities for a Fixed Asset Supervisor and Fixed Asset Specialist.
- Own the quality and timeliness of the team’s schedules, reconciliations, and reporting.
- Serve as the escalation point for complex fixed asset and capex issues.
Requirements
- 5+ years of progressive accounting experience, including fixed asset/capex accounting.
- Prior supervisory or team-lead experience.
- Experience participating in an ERP implementation or system conversion strongly preferred.
- Multi-property or hospitality accounting experience a plus.
Skills
- Deep understanding of GAAP and USALI, particularly fixed asset capitalization, depreciation, and amortization.
- Advanced Microsoft Excel (pivot tables, lookups, large data sets); proficient in Outlook and Word.
- Experience with Microsoft Dynamics 365 Business Central (or comparable ERP).
- Comfort translating accounting requirements into system configuration and process design.
- General ledger reconciliation and journal entry review skills.
