About the role
Pacific Rim Land, Inc. (PRL) is seeking a Financial Analyst to join our team in Kihei, HI (Maui). This position plays a key role in supporting real estate development and investment activities.
Responsibilities
- Prepare detailed development and operating budgets for new and active projects
- Maintain rolling forecasts for development and stabilized assets
- Support annual and multi-year business planning at the project and portfolio level
- Track project performance against budget throughout the development lifecycle
- Prepare variance analyses and identify cost or schedule drivers
- Collaborate with Development and Project Management teams on change orders, reforecasts, and draw schedules
- Support lender reporting, including cost-to-complete and sources & uses documentation
- Build and maintain acquisition and development pro forma models
- Evaluate assumptions related to rents, sales, absorption, cap rates, financing, and exit strategies
- Prepare sensitivity analyses to support investment decisions
- Aid in underwriting materials and investment memos for leadership review
- Analyze financial performance at the project and portfolio level
- Track key metrics such as IRR, equity multiple, yield on cost, NOI growth, and stabilized value
- Support asset management with lease-up tracking and refinance or exit scenario analysis
- Prepare monthly and quarterly financial reports for executive leadership
- Present financial status, risks, opportunities, and forward-looking forecasts
- Provide ad hoc financial analysis for strategic initiatives and capital planning
- Improve budgeting, forecasting, and modeling processes for accuracy and efficiency
- Support financial controls, documentation, and data integrity across systems and reports
Qualifications
- Legal right to work in the US without employer sponsorship
- Bachelor’s degree in Finance, Accounting, Real Estate, Business, or a related field
- Experience in finance and real estate development, construction, acquisitions, or investment analysis
- Advanced Excel skills, including complex financial modeling and scenario analysis
- Strong analytical, organizational, and communication skills
- Ability to explain financial concepts clearly to non-finance partners and executive leaders

Pay
This position offers a salary range of $85,000 to $110,000 annually.
