Key Responsibilities
- Lead financial underwriting and investment analysis across all properties within the team’s deal pipeline, including cash flow modeling, IRR analysis, cap rate analysis, comparable sales analysis, owner-user analysis, land residual analysis, and sensitivity analysis.
- Review and analyze property financial statements, leases, and supporting documentation to determine appropriate underwriting assumptions, modeling approach, scope of analysis, and timing of financial deliverables.
- Build and maintain sophisticated financial models for single and multi-tenant retail, office, mixed-use, and redevelopment opportunities.
- Analyze comparable sales, lease data, market trends, and pricing dynamics across Southern California to support valuation and underwriting assumptions.
- Organize and present analytical findings, draw objective conclusions, and recommend appropriate modeling parameters and assumptions.
- Prepare investment memorandums, marketing copy, financial analyses, and investor presentation materials.
- Maintain underwriting consistency and quality control across all financial deliverables.
Qualifications
- 3–7+ years of experience in commercial real estate financial analysis
- Advanced proficiency in Excel financial modeling, Argus, and CoStar
- Strong understanding of real estate valuation metrics, including IRR, NPV, cap rates, and DSCR
- Experience analyzing retail, office, mixed-use, and land development opportunities
- Ability to interpret property financial statements, leases, and market data to support investment underwriting and valuation analysis
- Exceptional attention to detail with the ability to manage multiple assignments and deadlines simultaneously
- Strong communication, writing, and presentation skills
- Ability to work under tight deadlines and complete projects on time with accuracy
- Strong understanding of zoning regulations and municipal ordinances to support financial modeling for development sites and detailed land residual analysis
- Self-motivated, team-oriented and capable of handling several tasks simultaneously
