Description PMP's Partner Odevo is seeking a motivated, detailed, communicative, and personable professional to join our UpKept Service Team as a Field Service Technician in Los Angeles, CA. Summary/Objective UpKept Services is seeking a skilled Field Service Technician to deliver high-quality residential maintenance and repair services on behalf of homeowner associations (HOAs) and community associations managed by UpKept Services clients. Reporting to the Maintenance Director, the Technician responds to work orders, performs preventive maintenance, coordinates with approved trade partners, and represents UpKept Services with professionalism in every community interaction. Work Order Execution Take ownership of assigned work orders from initial assessment through completion and closeout, working independently while escalating for support when neededRespond to reactive maintenance requests within assigned service-level timelinesTest completed repairs to confirm proper function, and leave the work area clean and safe before closing the work orderComplete assigned work orders accurately in the work order management platform, including labor time, materials used, photos, and notesAccurately track materials, receipts, and labor, and notify the Maintenance Director before continuing with any work expected to exceed the approved Not-to-Exceed (NTE) amountIdentify any change to the original scope of work and obtain approval from the Maintenance Director before proceeding with out-of-scope workProactively communicate delays, parts needed, access issues, return visit needs, and changes in scope to the Maintenance Director and community manager as applicable. Preventive & Scheduled Maintenance Perform routine inspections and preventive maintenance tasks as assigned across community common areasDocument findings and report deferred maintenance items, safety concerns, and larger repair needs observed on site for Director reviewSupport seasonal maintenance programs, including HVAC filter changes, irrigation walkthroughs, and lighting checks Trade Partner Coordination Serve as on-site point of contact for approved trade partners when overseeing subcontracted workVerify trade partner work quality before closing associated work ordersReport trade partner performance issues to the Maintenance Director promptly Documentation, Safety & Compliance Log all time accurately in the UKG timekeeping system dailyMaintain vehicle, tools, and equipment in clean, organized, and safe working conditionAdhere to all safety protocols, OSHA guidelines, and UpKept Services policiesRetain work order records and supporting documentation in accordance with the company’s five-year retention policy Community & Client Relations Deliver a high standard of customer service in all interactions with community managers, residents, board members, and vendors, treating each with courtesy and professionalismRepresent UpKept Services brand standards in appearance, communication, and conduct at all timesCommunicate job status updates proactively to the Maintenance Director or community manager as applicable Who You Are A hands-on, self-directed maintenance professional who takes pride in the quality of your work and the communities you serveA clear and proactive communicator with the Maintenance Director, community managers, and residents, particularly when something changesWell organized across multiple concurrent work orders, with thorough documentation habits and accountability without close supervisionDisciplined about safety, following all protocols and procedures every timeMotivated by doing the job right the first time and taking care of the customer in every interaction The above statements reflect the essential functions considered necessary to describe the principal duties of the job and should not be construed as a detailed description of all the work requirements that may be inherent in the position. Position Type/Expected Hours of Work This is a full-time, non-exempt position. Standard days and hours of work are Monday through Friday. This schedule may change to accommodate community service needs and emergency maintenance requests. Some positions may also require after-hours or on-call availability to respond to emergency maintenance requests; specific on-call expectations, if applicable, will be communicated by the Maintenance Director. Travel Regular local travel between assigned community sites is required, and a valid driver’s license with a clean driving record is required for this position.
