Facility Maintenance Technician- Part Time (20-25 hours a week)

The Maintenance Technician performs a variety of skilled, routine general preventative maintenance duties in the installation, repair, alteration, and modification of buildings, equipment, and facilities. The role involves diagnosing, troubleshooting, and repairing items of all types, using blueprints, specifications, schematics, and applicable codes, and working collaboratively with a team, including handling off‑duty emergencies.

Responsibilities

• Develop, maintain, and perform a preventative maintenance program on all facility structures and equipment.
• Create procedures and instructions for skilled routine maintenance using blueprints, schematics, and wiring diagrams.
• Complete scheduled rounds to check for equipment malfunctions, safety hazards, and other maintenance needs.
• Research and identify replacement parts, follow ordering procedures, and complete required repairs.
• Report findings to supervisor after repairs, updates, or installations.
• Perform troubleshooting, repairing, installing, replacing, testing, and adjusting system components, including:
  • Electrical – motors, switches, outlets, breakers, wiring, etc.
  • Plumbing – pumps, valves, fixtures, faucets, water softeners, etc.
  • HVAC – pumps, valves, steam traps, coils, high‑pressure steam regulators, chillers, DX air conditioning, thermostats, controllers, belts, air compressors, etc.
  • Equipment and systems – laundry, kitchen, telephones, fire alarm, nurse call, appliances, fire extinguishers, beds, etc.
  • Heating plant – high‑pressure steam boilers, chemical feed pumps, cooling towers, chemical testing, blow‑down procedures, preparation for state inspections, etc.
• Perform building‑trade tasks as needed, such as drywall installation/repair, carpentry, framing, painting, varnishing, concrete work, and brick work.
• Maintain a clean, safe work environment by avoiding hazards and following accident‑prevention protocols.
• Handle assignments related to safety, fire prevention, and security policies for buildings and grounds.

Requirements

• High School diploma or equivalent.
• Vocational training during high school and/or technical training beyond high school preferred.
• 5 years of experience in building maintenance and/or education in building systems/repair work.
• Highly skilled in one or more areas of facility maintenance.
• Valid driver’s license.

Knowledge & Qualifications

• Familiarity with equipment found in a commercial facility.
• Demonstrated knowledge of safety procedures related to the role.
• Proficient at reading, interpreting, and utilizing blueprints, schematics, and wiring diagrams to guide work activities and develop procedures.
• Extensive knowledge of procedures, techniques, materials, and testing of equipment used in installation, maintenance, and repair of facility structures, systems (electrical, plumbing, HVAC), and equipment (laundry, kitchen, etc.).
• Mechanically inclined with physical strength to climb ladders, work in confined spaces, lift/install motors, and perform manual dexterity tasks.
• Highly organized, detail‑oriented, and able to multi‑task.

Pay

Compensation Range – $21‑$29 an hour, dependent on experience.
