About the role

The primary purpose of this position is to supervise and coordinate the maintenance shop in the repair, installation, and upkeep of campus HVAC systems to ensure safe, efficient, and reliable operations. This role plans and assigns daily work activities, defines job duties, and completes performance evaluations while maintaining and updating complex repair and preventive maintenance plans and conducting routine equipment inspections. The position is responsible for training staff and coordinating formal training as needed, as well as monitoring shop operations to ensure work is completed efficiently and within budget, including ordering and tracking materials and supplies.

Responsibilities

  • Supervise and coordinate HVAC maintenance shop operations, including repair, installation, and upkeep of campus HVAC systems.
  • Plan and assign daily work activities, define job duties, and complete performance evaluations.
  • Maintain and update complex repair and preventive maintenance plans; conduct routine equipment inspections.
  • Train staff and coordinate formal training as needed.
  • Monitor shop operations to ensure work is completed efficiently and within budget; order and track materials and supplies.
  • Diagnose, troubleshoot, and repair HVAC systems and components such as thermostats, electrical systems, motors, chillers, air handling units, pumps, cooling towers, piping, and water heaters.
  • Oversee installation and replacement of HVAC equipment.
  • Ensure accurate completion of work orders, testing reports, and required documentation.
  • Participate in on-call rotations to address emergency needs.
  • Provide oversight of contractors to verify work is completed according to plans and specifications.
  • Collaborate with project managers and assist with repairs and special projects as needed.
  • Establish and promote a strong culture of safety; ensure compliance with safety and health regulations.
  • Analyze faults, defects, and malfunctions in HVAC systems and implement corrective actions.
  • Provide oversight for projects, ensuring adherence to quality assurance standards and safety requirements.
  • Coordinate and manage facilities, equipment, materials, and resources for project execution.
  • Monitor environmental risks and ensure compliance with quality control measures.
  • Develop and organize task lists, timelines, and activity sequences to achieve project outcomes.
  • Supervise daily HVAC operations, including maintenance, repair, and installation activities.
  • Ensure competency-based hiring and evaluate staff based on technical skills and performance.
  • Recommend pay adjustments based on competency development and performance outcomes.
  • Identify employee strengths and development needs; support training and professional growth.
  • Set clear, measurable performance and competency expectations.
  • Monitor, document, and address performance issues through coaching and corrective actions.
  • Ensure compliance with safety regulations, codes, and environmental standards.
  • Oversee preventive maintenance and respond to system failures or emergencies.
  • Identify, monitor, and ensure cost-effective use of resources.
  • Make procurement decisions for equipment and supplies in alignment with operational needs and budget constraints.
  • Communicate budget allocations to staff and provide justifications for budget requests.

Requirements

  • High school diploma or equivalency; or demonstrated possession of the competencies necessary to perform the work.
  • Comprehensive knowledge of HVAC systems, refrigeration, the National Electrical Code, and applicable state and local regulations.
  • Ability to interpret and communicate complex projects using oral instructions, blueprints, and technical drawings.
  • Ability to plan, organize, and layout work assignments from sketches, specifications, and verbal direction.
  • Skilled in the use of electrical metering devices, diagnostic tools, and standard HVAC equipment.
  • Demonstrated ability to plan, assign, and supervise the work of others.
  • Working knowledge of Banner or similar enterprise systems, and proficiency in Microsoft Office applications (Word and Excel).
  • Ability to monitor budgets, track expenditures, and manage resources effectively.
  • Ability to work independently with minimal supervision and demonstrate initiative.
  • Strong problem-solving skills with the ability to exercise sound judgment and discretion.
  • Ability to work flexible schedules, including weekends and special events (e.g., commencement, convocations, athletic events).

Pay

$38,285 - $80,000

Schedule

Monday - Friday, 7:00 AM - 4:00 PM. Position required to work during periods of adverse weather or other emergencies.
