Facility Design Manager (Project Based Role)

This is a project-based role with an anticipated duration of 12+ months, located on-site in New York, NY.
Purpose
The Facility Design Manager oversees and manages the Architectural and Engineering design and construction administration effort. This role manages the resources, finances, and schedule of the project to ensure the project schedule and budget are met.
Responsibilities
- Coordinate between the Architecture of Record (including their engineering consultants) and all Meow Wolf scenic show, show tech, creative, and art exhibit vendors.
- Cultivate collaboration across Meow Wolf's internal creative, show tech, and scenic teams.
- Develop and include all preliminary and final facility impacts.
- Develop the Architecture and Engineering scope of work/request for proposal documents, select and pre-qualify potential vendors, respond to questions during the proposal process, analyze proposals, and recommend vendors.
- Oversee the Architecture/Engineering schedule for facility design, ensuring vendors maintain the required schedule and meet milestone delivery dates.
- Manage the Architecture and Engineering vendors' contractual obligations, including evaluating requests for additional services, preparing directives, negotiating changes, and incorporating agreed-upon changes into vendor agreements.
- Manage vendors throughout the design and construction phases, ensuring creative design intent is maintained during the preparation of design documents.
- Develop a complete, cost-effective, and constructible set of drawings for facility Architecture/Engineering, reviewing them to ensure they meet design intent, creative appearance, and are complete and accurate for construction.
- Monitor construction in the field, identifying and resolving discrepancies between construction and drawings/design intent, and participate in managing requests for information.
- Understand and actively participate in Environmental, Health & Safety responsibilities by following Meow Wolf policy and procedures.
- Assist in developing Meow Wolf BIM standards and guidelines, ensuring the Architect and subconsultants follow them throughout project phases.
- Manage 3D model files, exporting as needed to share and collaborate with all vendors.
- Coordinate facility-related agenda items from the Show and Creative teams.
- Create technical design exhibits and sketches to communicate field and construction clarifications.
- Actively participate in AOR/EOR page turns, create markups, track and close out outstanding redlines, and package summaries of complete and incomplete markups.
- Identify and eliminate design conflicts during construction.
- Ensure designs meet applicable building, fire/life-safety, accessibility, environmental, and occupational requirements.
- Coordinate permitting and authority-having-jurisdiction reviews.
- Track critical code and compliance decisions.
- Review field conditions and proposed deviations.
- Perform weekly building scans for internal record-keeping of construction.
- Attend onsite OAC meetings and conduct periodic site walks.
- Perform other Facility Design Manager duties as assigned.
Requirements
- Licensed Architect or in process of taking exams required.
- Bachelor’s degree in Architecture or Engineering from an accredited university or college.
- 7-10 years of turn-key project experience, preferably within the entertainment industry.
- Supervisory and contract/vendor management experience.
- Hand and computer drawing/drafting skills.
- Experience with AutoCAD Revit, Navisworks Manage, SketchUp, Autodesk Construction Cloud (Design Collaboration, Model Coordination, and Build modules).
- Familiarity with BIM technology and best practices.
- Knowledge of forecasting and budget allocation techniques.
- Works well in a multi-faceted team environment.
- Familiarity with general building codes and life safety requirements.
- High degree of tact and diplomacy to obtain favorable decisions or maintain goodwill.
- Ability to cultivate and maintain strong relationships with internal and external stakeholders.
- Strong experience creating, understanding, managing, and adhering to project budgets, schedules, and milestones.
- Skilled in problem-solving and anticipating changes within the project scope.
- Excellent interpersonal, written, and oral communication skills.
- Strong organizational and creative thinking skills.
- Excellent analytical skills.
- Proficiency with Google Suite, Autodesk Products, and Bluebeam Revu.
Work Environment and Physical Demands
This job operates in a professional office environment and routinely uses standard office equipment. The physical demands include:
- Ability to walk, stand, take stairs/slides/elevators, and navigate elements during day and night.
- May be required to remain in a sitting or standing position for prolonged periods and repeat motions involving wrists, hands, and/or fingers.
- Specific vision abilities required include close vision, distance vision, color vision, peripheral vision, depth perception, and the ability to adjust focus.
- Must be able to lift up to 10 pounds at times.

Schedule
This is a full-time position with hours typically Monday through Friday, 9 a.m. to 5 p.m. or 10 a.m. to 6 p.m. Occasional evening and weekend work may be required as job duties demand. Some travel (up to 25%) may be required.
Pay
The annual base salary for this position is $121,391 to $167,520. "Off-scale salaries" and other components of pay may be offered when necessary to meet competitive conditions.
