Responsibilities

• Performs preventive maintenance procedures on building engineering systems and laboratory equipment on a scheduled basis and in accordance with regulatory and safety requirements.
• Inspects HVAC units for proper operation and performs adjustments as required.
• Resolves assigned work orders in a timely manner.
• Performs basic rough and finished carpentry work in construction and repair of structures.
• Performs basic electrical installation and repair work and checks the functionality of safety systems.
• Identifies and performs basic repairs of plumbing leaks or breaks.
• Cleans and inspects boilers and treats water with proper chemicals.
• Assists with unscheduled repairs and troubleshooting of building and laboratory equipment.
• Maintains grounds in a clean and orderly manner, including mowing, trimming, weeding, and planting.
• Assists in all phases of project work involving moving, remodeling, and equipment installation.
• Completes daily, weekly, and monthly checklists on building equipment maintenance procedures and maintains records of scheduled maintenance.
• May respond to emergency calls after scheduled working hours, weekends, and holidays.
• May pick up parts and supplies at local vendors.
• Performs other duties as assigned.

Requirements

• High school diploma or GED required.
• At least 3 years of related maintenance experience required.
• Required on-call rotation, including weekends.
• Daily schedule within business operations (6:00 AM to 6:00 PM).
• Certificate in HVAC, building maintenance technology, or trade training preferred.

Working Conditions

While performing the duties of this job, the associate is regularly exposed to:

• A variety of livestock, domestic, and laboratory animals.
• Wet conditions (non-weather) and toxic or caustic chemicals.
• Outdoor weather conditions, including occasional extreme hot and cold temperatures.
• Rare exposure to fluoroscopy.

The noise level in the work environment is usually moderate and frequently loud. Hearing protection is required in designated areas and when performing specific tasks.

Physical demands include:

• Regularly standing, walking, using hands, talking, or hearing.
• Frequently reaching with hands and arms, using hands and fingers to operate equipment and tools, and manipulating small objects.
• Occasionally sitting, climbing, balancing, stooping, kneeling, crouching, or crawling.
• Regularly lifting up to 50 pounds unassisted.
• Frequently moving, pushing, pulling, or maneuvering objects, occasionally weighing up to 100 pounds.
• Frequently climbing stairs and/or ladders and performing tasks at heights.

Pay

Compensation target: $26.00 per hour.

Compensation grade range for this position: $18.32 – $35.82 per hour. Individual base pay depends on factors such as role complexity, job duties, relevant experience, and skills, in addition to primary work location.
