About the role
The Facilities Technician II supports building operations by performing maintenance, repairs, and upkeep across properties. This role handles mechanical, plumbing, lighting, and general facility issues; completes custodial and landscaping tasks, responds to emergencies and system alarms; ensures safety and compliance; and may guide junior staff while coordinating with vendors and contractors.
Responsibilities
- Perform preventive, corrective, and emergency maintenance across properties
- Repair and replace fixtures (screens, blinds, ceiling tiles, doors, furniture, etc.)
- Install items such as shelves, signs, and equipment
- Safely move furniture and equipment using proper techniques
- Maintain mechanical and plumbing systems (filters, belts, drains, basic repairs)
- Maintain lighting and alarm systems, including proper disposal of materials
- Carry out landscaping tasks (snow removal, mowing, equipment operation)
- Perform general custodial work (cleaning, waste removal, transporting items)
- Respond to emergencies, weather conditions, and building safety needs
- Monitor and respond to system alarms
- Follow safety policies and address hazards or compliance issues
- Communicate facility issues and manage work orders
- Maintain clean, safe workspaces and equipment
- Supervise, train, and support junior facilities staff
- Cook up with vendors and contractors on projects
- Complete other assigned duties
Requirements
- High School Diploma or GED required
- Ability to travel to multiple locations
- Minimum 3 years of property maintenance experience (including unit turnovers)
- Ability to work independently and collaboratively in a team
- Skill in coaching and training others positively
- Ability to lift, carry, push, and pull up to 50 pounds
- Ability to work in both hot and cold environments
- Proficiency with hand and mechanical tools
- Ability to handle heavy workloads, stress, and interruptions
- Strong communication and interpersonal skills; open to feedback
- Ability to read blueprints, drawings, and identify small defects
- Strong problem-solving and decision-making skills in maintenance tasks
- Ability to diagnose issues quickly and complete complex repairs
- Strong customer service and conflict resolution skills
- Experience working directly with customers or clients
Qualifications
- Experience in affordable housing settings (1+ year)
- Experience operating a plow truck in residential areas
- Knowledge of HVAC and mechanical systems
