Facilities Technician

About the Role

The Eames Institute is in search of a Facilities Technician to oversee the maintenance, security, janitorial, and landscaping needs of our 58,000-square-foot campus in Richmond, CA. Reporting to the Facilities Director, this role ensures a safe and welcoming environment for staff, guests, and collections. The Facilities Technician will maintain the safety, security, cleanliness, and functionality of our campus, which includes two buildings and will soon expand to a third. The site includes workspaces for staff and warehouse spaces for the Eames Archives. The ideal candidate is self-driven and energized by the opportunity to maintain and support one of the world's most significant Eames collections.

Responsibilities

• Maintain Facilities, Grounds, & Equipment
  • Prepare the campus daily by opening buildings and setting up spaces for staff and guests.
  • Serve as the point person for all Richmond facilities-related contractors and vendors, coordinating with the Facilities Director on scheduling and overseeing services.
  • Maintain HVAC, electrical, plumbing, carpentry, custodial, safety, security, and grounds, adhering to preventative maintenance schedules.
  • Administer facilities-related technology, such as lighting software (Lutron), building access system, intercom system (Butterfly), and burglar alarm system.
  • Ensure a high standard of cleanliness, executing routine janitorial duties and other cleaning tasks as needed.
  • Complete inventory and supply orders in coordination with the Facilities Director and Senior Director of Operations.
  • Manage trash, including staging containers for pick-up.
  • Conduct daily campus closing rounds before the end of the shift.
• Safety, Security, Compliance & Workplace Readiness
  • Support administration and communication of systems such as building access, alarms, and emergency procedures.
  • Maintain workplace readiness for safe daily operations and events.
  • Ensure compliance with organizational safety standards and best practices.
  • Maintain compliance with Fire Protection, Egress, Emergency Lighting, SDS, and ADA requirements.
• Provide Facilities Support to Onsite Staff
  • Ensure smooth daily operation of the property and respond to staff needs with thorough execution.
  • Assist the Collections team with moving and arranging collections pallets and items.
  • Serve as the point person for shipping and receiving, including communication and proper storage for incoming objects.
  • Be available for infrequent after-hours emergencies.
  • Operate forklifts, scissor lifts, and pallet jacks (certification required or ability to obtain within 90 days of hire).
  • Support operations at other locations such as Eames Ranch in Petaluma, Stout bookstore in San Francisco, and the Novato Campus as needed.

Requirements

• 2-5 years of experience in building maintenance.
• Ability to follow safety regulations and meet company policies.
• Ability to work in an open office setting with shared spaces and hot-desking.
• Basic understanding of access control for alarm and camera systems.
• Strong communication skills and ability to work with a diverse group of people.
• Proficiency with tech-based platforms for facilities requests (Slack/Asana).
• Basic understanding of FLS systems (sprinklers, fire panels, extinguishers, etc.).
• Ability to operate equipment such as scissor lifts, pallet jacks, and booms.

Essential Functions

• Schedule: 8:00 AM – 4:30 PM, Monday through Friday, with occasional evening, weekend, holiday, or early/late shifts as needed.
• Regular and prolonged periods of standing, walking, bending, kneeling, crouching, and lifting.
• Frequent use of hands for typing, writing, and handling office equipment.
• Frequent lifting, carrying, and moving of heavy materials or equipment, often weighing 50 pounds or more.
• Repetitive tasks involving manual dexterity.
• Ability to operate machinery and equipment safely.
• Stamina to perform physically demanding tasks in a fast-paced and variable environment.

Pay

$30/hour - $38/hour
