About the role
The Facilities Supervisor organizes, monitors, and supervises facility maintenance operations and provides technical assistance to the Manager and Director of Facilities.
Responsibilities
- Plan, prioritize, assign, supervise, review, and work with the staff responsible for facility maintenance.
- Establish schedules and methods for providing facility maintenance services; identify resource needs; review needs with appropriate management staff; allocate resources accordingly.
- Participate in the development of goals, objectives, policies, and procedures; make recommendations for changes and improvements; implement approved policies and procedures; monitor work activities for compliance.
- Participate in the preparation and administration of the facility maintenance budget; submit budget recommendations; monitor expenditures; prepare cost estimates; submit justifications for equipment; monitor budget expenditures.
- Spend time daily at the Julia M. Carson Transit Center ensuring General Laborer Facility Staff perform their duties properly and have necessary supplies to maintain cleanliness and presentation.
- Assist in evaluating all bus stops and shelters to ensure they are well-maintained, clean, and that any damage to signs, posts, shelters, bike racks, benches, or other amenities is repaired properly.
- Monitor and control supplies and equipment; order supplies and tools as necessary; prepare documents for equipment procurement; prepare specifications and contracts for contract services.
- Help coordinate training in facility maintenance and safety methods, procedures, and techniques.
- Develop, organize, and monitor preventative maintenance and safety inspection programs for all facilities and equipment.
- Help coordinate construction projects, remodels, and special projects.
- Review facilities compliance with regulatory guidelines (OSHA, EPA, IDEM); develop and implement necessary changes to ensure full compliance and immediate response to findings.
- Assist in the preparation of contracts, request for proposals, and reports.
- Attend and participate in professional group meetings; maintain awareness of new trends and developments in facility maintenance.
- Provide support for other departments requiring specific facilities or personnel.
- Directly supervise one or more employees; apply supervisory responsibilities according to organizational policies and applicable laws, including planning, scheduling, assigning work, setting goals, evaluating performance, and resolving employee issues.
Requirements
- Associate’s degree or completion of a formal trade school program in facility management, engineering, or a related field is preferred.
- Minimum of 3 years in building or facilities maintenance.
- Any combination of education and experience that provides an equivalent background may be considered.
Skills
- Knowledge of methods and techniques of facility and/or building maintenance.
- Knowledge of engineering, design, blueprints, landscaping techniques, drainage systems, and site preparations.
- Ability to read and understand construction drawings, plans, and specifications.
- Ability to develop cost estimates for supplies and equipment.
- Knowledge of equipment, tools, and materials used in facility maintenance activities.
- Knowledge of construction and project management principles.
- Knowledge of occupational hazards and safety rules and regulations.
- Knowledge of local, state, and federal laws, ordinances, codes, and rules.
- General working knowledge of electrical, HVAC, hydraulics, pneumatics, and plumbing.
- Proficiency in Microsoft Office, the Internet, and complex spreadsheets and databases.
- Ability to operate office equipment, including copiers, fax machines, and phones.
- Ability to understand and follow instructions.
- Sound presentation skills and ability to communicate effectively with groups.
- Ability to interact professionally with internal and external constituents via phone, email, and in person.
- Demonstrated decision-making and problem-solving abilities.
- Ability to perform mathematical calculations, including addition, subtraction, multiplication, division, percentages, ratios, and fractions.
- Ability to prioritize, organize, and manage tasks and time effectively.
Physical Demands
- Regular on-site attendance is required for in-person collaboration, operational support, hands-on infrastructure management, and training activities. This role is fully onsite and not eligible for remote work.
- Ability to complete tasks with minimal supervision and meet deadlines.
- Ability to remain stationary for long periods and move throughout the workday between departments and facilities.
- Ability to work in confined spaces, perform overhead work, and occasionally access roofs or upper levels.
- Exposure to excessive noise, extreme temperatures, fumes/odors, some hazardous materials, and dirt/dust.
