Qualifications

• High School Diploma or equivalent
• Valid driver's license
• Five years of increasingly responsible experience in a variety of building maintenance trades
• Employment contingent upon successful completion of a criminal record check (CORI & SORI) and a pre-placement medical exam
• Expertise in emergency and routine repairs, preventive maintenance, constructing, installing, maintaining and repairing roofs, floors, walls, ceilings, doors and windows, glazing, screens, cabinets, counters, furniture, and applying interior and exterior coatings to buildings and equipment
• Demonstrated ability to perform a wide variety of skilled and unskilled maintenance tasks using hand or power tools and related equipment
• Ability to work effectively in a fast-paced environment
• Good oral and written communication skills

About the Role

To maintain a safe, comfortable, and functional environment in all town and school buildings in a cost-effective, customer-oriented manner that helps the town fulfill its mission of service to its residents and protects the capital investment made by the town in public facilities. Maintenance functions include routine and emergency repairs, scheduled preventive services, weekend building checks, and on-call services.

Reports to: Working Maintenance Supervisor and the Director of Facilities.

Responsibilities

General Responsibilities

• Perform all emergency repairs to town buildings and equipment
• Perform preventative maintenance inspections
• Keep Supervisor informed of the progress of the work and any significant developments
• Keep all work areas free and clear of debris
• Perform building security checks including boiler and refrigeration equipment
• Perform miscellaneous related duties as required by the Director of Facilities

Primary Responsibilities

• Perform skilled maintenance, repair, and construction work in basic trades such as carpentry, plumbing, painting, metal fabrication, asphalt paving, and concrete work
• Assist plumbers with the installation, maintenance, and repair of plumbing systems including restroom facility fixtures, sinks, and drinking fountains; pack faucets as needed
• Assist plumbers in locating breaks and performing repairs; install new piping; repair or replace pipes, valves, fittings, ball cocks, and other fixtures; cut and thread pipes
• Draw sketches or plans for assigned projects; assist with the development of specifications; update "as-built" drawings as assigned
• Prepare and set forms for pouring cement; prepare site and install rebar steel; estimate materials and amount of concrete needed; pour and finish cement
• Construct, frame, install, maintain, and repair roofs, partitions, ceilings, walls, doors, windows, and related structures; locate roof leaks, remove old roofing, and install new roofs and roofing material
• Prepare, mix, and apply plaster to repair damaged walls
• Operate a variety of hand and power tools and equipment utilized in assigned skilled maintenance activities; operate heavy equipment including backhoe, skip loader, trencher, forklift, boom truck, jackhammer, and cement saw
• Move District equipment and furniture to new locations as needed
• Obtain materials and supplies needed to complete assignments
• Assure compliance with building, health, and safety codes and standards
• Maintain records of work performed including labor and materials used; receive work orders and determine priorities; estimate materials needed; request materials according to established guidelines
• Work from plans, oral instructions, sketches, and blueprints
• Drive a Town vehicle to work sites; check oil, fuel, water levels, and tires
• Perform related duties as assigned

Miscellaneous Responsibilities

• Plumbing (Unlicensed Work): Repair and install sinks, toilets, drinking fountains, showers, sill cocks, kitchen equipment, etc.; unclog and maintain drains in toilet areas, kitchens, boiler rooms, shower rooms, and art/science areas
• Heating (HVAC Helper): Clean and maintain heating systems; replace or repair heating equipment, water circulating pumps, boilers, compressors, related machine room equipment, bearings, electrodes, filters, belts, univents, strainers, and calibration of pneumatic controls
• Electrical (Unlicensed Work): Wire new areas; replace or repair switches, ballasts, lamps, and motors; maintain motors and other mechanical equipment requiring scheduled services

• Interpret, explain, and apply codes, rules, and regulations involved in assigned maintenance activities
• Effectively and safely operate a variety of tools and equipment used in the skilled carpentry trade

• Work is performed both inside and outside, subject to loud noise, extremes of heat and cold, and inclement weather
• Exposure to hazards such as working near heavy equipment, mechanical and electrical systems, cramped or restrictive workspaces, climbing ladders, and working from scaffolding and aerial lifts
• Work is both mentally and physically demanding, requiring an intellectual nature
• Frequent traversing of uneven terrain, standing, walking, sitting, talking, and hearing for extended periods
• Frequent use of hands to finger, handle, or feel objects, tools, or controls; operate keyboards and keypads; reach with hands and arms; crawl and climb; bend or stoop; push and pull
• Specific vision abilities required include close and medium-distance vision and the ability to adjust focus
• Must be able to hear normal sounds, distinguish sound as voice, and communicate through human speech
• Required to lift and carry equipment and supplies weighing up to 75 pounds

Pay

$77,875.20 to $88,441.60 per year, commensurate with experience.

Schedule

12-month position. Shift: 6:00 AM to 2:30 PM or as assigned based on department needs.
