Facilities Painter/Handyperson/Pressure Cleaner
Responsibilities
Painting Duties: Prepare surfaces by cleaning, scraping, sanding, and priming; apply paint, stain, or coatings to interiors and exteriors using brushes, rollers, sprayers, or other tools; match and mix colors accurately; perform touch-ups and full repaints on walls, ceilings, doors, trim, stairwells, and other building elements. Support capital projects such as garage refreshes, lobby renovations, and terrace redesigns.
Handyman Duties: Conduct minor repairs including drywall patching, hardware replacement (e.g., doors, locks, fixtures), ceiling tile swaps, minor plumbing/electrical fixes, and general building maintenance. Assist with furniture assembly, signage installation, and other on-demand tasks to maintain tenant satisfaction.
Pressure Cleaning Duties: Operate professional-grade pressure washing equipment to clean building exteriors, sidewalks, parking garages, loading docks, and other surfaces; remove dirt, graffiti, mildew, and debris safely and efficiently. Ensure compliance with environmental regulations for water runoff and chemical use.
Maintenance and Safety: Inspect properties for maintenance needs; maintain tools and equipment in good working order; adhere to safety protocols, including proper use of PPE and compliance with OSHA standards. Participate in cross-training for additional skills like basic HVAC or security system support.
General Support: Collaborate with on-site teams (e.g., engineers, property managers) on projects; respond to tenant requests promptly; document work completed and report issues; assist with emergency repairs as needed.
Portfolio-Specific Tasks: Work across districts, including waterfront properties (e.g., Esperanté, Phillips Point) and urban mixed-use areas (e.g., CityPlace Tower, 360 Rosemary), handling weather-related maintenance in Florida's climate.
Qualifications
- Experience: 3+ years in commercial painting, handyperson work, or pressure cleaning, preferably in office buildings or high-end properties.
- Education/Certifications: High school diploma or equivalent; relevant certifications such as OSHA 10/30, EPA 608 (if handling related equipment), or Florida contractor's license preferred.
- Physical Requirements: Ability to lift up to 50 lbs, stand for extended periods, and perform physically demanding tasks in varying weather.
- Soft Skills: Detail-oriented, reliable, with strong problem-solving abilities; excellent communication for coordinating with teams and tenants; commitment to safety and quality.
