Responsibilities
- System Administration: Act as the primary administrator for the work order system (Maximo); intake, prioritize, and assign tasks to ensure efficient departmental workflow.
- Financial & Procurement Oversight: Manage the full lifecycle of Purchase Orders (POs) and invoicing; reconcile bills and partner with accounting / Director of Facilities to ensure vendors are paid promptly upon verified completion of work.
- Vendor Management: Serve as the main point of contact for external contractors; manage scheduling, verify and coordinate on-site service schedules.
- Property & Quality Control: Conduct regular property walkthroughs to identify maintenance needs and perform final inspections on completed work to ensure it meets safety and aesthetic standards.
- Preventative Maintenance Planning: Develop and monitor the PM calendar for critical building systems (HVAC, life safety, generators) to prevent downtime and extend equipment life.
- Resource Coordination: Monitor and track inventory levels for tools, supplies, and chemicals; manage the ordering process to ensure the team is always equipped for daily operations.
- Technical Documentation: Maintain and organize property blueprints, building plans, and permits to support future improvement projects and regulatory compliance.
- Regulatory Liaison: Ensure all maintenance activities align with OSHA standards and local gaming commission facility requirements.
- Performance Metrics (KPIs): Track and report on key maintenance metrics such as work order completion rates, maintenance backlogs, and technician productivity.
- Analysis: Analyze maintenance data to identify recurring equipment failures or systemic problems and recommend long-term solutions or process improvements.
- Supply Chain Coordination: Manage the centralized inventory of specialized parts and tools, coordinating with the Purchasing department to source competitive pricing and ensure critical spares are always in stock.
- Team Leadership & Field Execution (Working Leader): Serve as a working leader by balanced hands-on technical execution with team guidance; provide daily direction, assign field duties, and work alongside technicians to ensure high-quality, efficient task completion.
- Work Order & Task Accountability: Drive accountability across the maintenance lifecycle; actively execute, track, and formally sign off on pending tasks and work orders to eliminate backlogs and maintain operational continuity.
- Staff Development & Training: Lead onboarding and continuous training programs for new and existing personnel; educate staff on equipment operations, safety protocols, work order systems, and facility-specific maintenance standards.
Qualifications
- High school diploma or GED required.
- Minimum of two (2) years of experience across multiple trade areas, including air conditioning, refrigeration, electrical, plumbing, carpentry, and welding.
- Minimum of two (2) years of experience in building or facilities maintenance.
- Prior supervisory or lead experience preferred.
- Valid driver’s license required.
- Must be at least 21 years of age.
- Proficient in verbal and written English communication.
- Able to work a flexible schedule, including evenings, weekends, and holidays.
- Ability to read, write, and understand work orders, instructions, and safety guidelines.
- Ability to safely use hand tools, power tools, equipment, and machinery required for maintenance and repair work.
- Ability to respond promptly to maintenance calls and priorities while maintaining professionalism and courtesy.
- Strong focus on guest service with continual attention to the needs of guests and team members.
- Working knowledge of OSHA safety standards and required safety procedures.
- Knowledge of personal protective equipment (PPE) and the ability to ensure proper usage.
- Ability to perform assigned duties under frequent time pressure in a fast-paced, interruptive environment.
- Ability to work throughout all property facilities, including occasional confined spaces.
- Ability to work in environments exposed to hot and cold temperatures, varied weather conditions, fumes, and maintenance-related chemicals.
- Ability to perform job duties in an active casino environment, which may include moderate noise levels.
