Job Summary
Performs routine maintenance activities as assigned through the computerized maintenance management system (CMMS) following departmental established protocols. Performs troubleshooting and corrective action on mission critical equipment. Provides oversight to essential systems operations. In addition, the position provides emergency response to building and equipment alarms to limit impact to patient care and safety of all building occupants.

- Service
- Mechanics are assigned to a functional team (Mechanical, Electrical/Electronics, Customer Service, or Regulatory Compliance) based upon the needs of the department as determined by Facilities Operations leadership.
- Performs and manages assigned tasks including preventive maintenance and on-demand work orders within the established time frames while meeting departmental expectations for quality of work, documentation of actions taken, and effectively communicated with customers, peers and leadership.
- Performs a variety of rounds, inspections, general diagnostic and maintenance activities including, cleaning, preventive maintenance, alterations and repairs to utilities, machinery, equipment, and fixtures following manufacturer’s recommendations and departmental established procedures.
- Provides departmental expertise on mission critical equipment for advanced troubleshooting and corrective action of issues. Determines appropriate operational changes to equipment to enhance performance while maintaining manufacturer’s recommendations.
- Provides oversight to one or more essential systems including the development of preventive maintenance, troubleshooting, recommendation for operational and capital improvement, training of fellow mechanics in operations and maintenance of system, coordinating repair or service with external vendors and serving as departmental expert to provide guidance to other mechanics.
- Safety & Quality
- Understanding of regulatory compliance standards and their impact they have on job assignments.
- Evaluate work assignments for potential hazards and need for personal protective equipment (PPE). Perform work following established safety protocols.
- Identifies and follows departmental procedures in notifying appropriate personnel of emergency or problematic situations. Stabilizes the environment as necessary to protect lives and property.
- Documents daily work order, preventive maintenance and compliance activities in the CMMS system, and tracking spreadsheets.
- Maintain assigned work areas in a safe, neat and orderly fashion.
- Attend assigned training sessions and actively participate in competency evaluation process to continuously learn and improve performance.
- Finance
- Maintains an appropriate level of replacements parts for the maintenance of the facilities.
- Utilizes the appropriate departmental policies for the ordering of equipment’s, supplies, replacement parts and calling in vendors for service.
- Properly document work assignment times within the CMMS system.
- Follows departmental policies for the utilization of overtime.
- Collaboration
- Communicates pertinent department operations information with Facilities Operations personnel at the start and end of each shift following departmental protocols.
- Communicates with customers and peers anticipated impacts to their workflow or environment prior to beginning work and communicates status or delays.
- Provides departmental cross coverage as needed based upon departmental demands, customer needs or emergency response. Examples of services included but are not limited to grounds keeping, painting, spill response, water system leaks, housekeeping, and offsite coverage/project work.

Education
- High School graduate or Certificate of General Educational Development (GED) or High School Equivalency Diploma (HSED) Required
- Experience: 2+ years Three years maintenance experience Required
- Experience in healthcare setting Preferred
- 2+ years experience will be considered for individuals with an Associate’s Degree in maintenance or related field or completion of a recognized trade apprenticeship program Required
- Experience working with monitoring and communication software (Microsoft Office, BAS and CMMS systems) Required or relevant education
Knowledge, Skills and Abilities
- Good customer service and communications skills.
- Organizational skills to self-manage areas of responsibility and ensure equipment, parts and reference materials are readily available to a departmental staff.
- Basic computer skills to document work assignments, communicate status, and research issues or compliance needs.
- All technicians use tablet PC in field to receive assignments and track work.
- Knowledge in refrigeration, plumbing, HVAC, electrical, electronics and/or carpentry preferred.
- Ability to read blueprints and schematics.
- Ability to work independently and utilize critical thinking to respond to emergency situations.
