About the role

The Facilities Manager Shift Operations oversees Physical Plant operations during designated shifts. This includes managing HVAC and utility systems, ensuring their continuous monitoring, repair, and preventative maintenance.

Responsibilities

  • Monitor Building Management Systems (BMS) and respond to off-design alarms.
  • Manage and respond to service calls, either from the day-time Facilities call line or during off-hours.
  • Respond to fire alarm incidents and take corrective or mitigating actions.
  • Manage and respond to temperature complaint calls, ensuring comfort and indoor air quality.
  • Coordinate and implement shutdowns for preventive maintenance and repairs, collaborating with operating departments and building occupants.
  • Develop and implement an effective preventive maintenance program in conjunction with West Haven campus maintenance departments and end users.
  • Operate in a safe and efficient manner, adhering to all applicable rules and regulations, including OSHA, environmental, safety, and security concerns.
  • Supervise and coordinate with trade staff during utility equipment shutdowns, startups, and lock-out/tag-out safety procedures.
  • Maintain proper operation of site HVAC and building systems, ensuring cleanliness and safety.
  • Interact with various department personnel to develop energy-efficient HVAC operating schemes and provide expertise on renovations and new construction.
  • Provide technical and engineering services, including troubleshooting and training on HVAC systems maintenance.
  • Ensure proper water chemistry management and address any complaints related to temperature.
  • Operate in compliance with all applicable rules and regulations, including OSHA, environmental, safety, and security concerns.

Requirements

  • Valid Connecticut Driver’s License
  • Ability to read blueprints and drawings, including piping, mechanical, and electrical
  • Strong customer service orientation and ability to interact with a diverse constituency
  • Ability to work independently and in a collaborative manner with others
  • Ability to prioritize duties, with a strong focus on attention to detail and completing assignments and meeting deadlines
  • Ability to work overtime

Qualifications

  • Must be able to quickly assess and resolve problems associated with daily facilities operations and services
  • Physical requirements include strenuous physical activity, including walking, bending, standing, stretching, climbing stairs and ladders, and lifting up to 50 pounds
