Facilities Maintenance Technician

The Facilities Maintenance Technician plays a crucial role in maintaining, repairing, and ensuring the continuous operation of all building infrastructure, utilities, and grounds.
Responsibilities
- Maintain a safe, clean, and regulatory-compliant building environment.
- Ensure restrooms, offices, and common areas meet cleanliness standards.
- Support daily operations to ensure continuous facility uptime.
- Engage with building infrastructure projects and utility tasks.
- Source, evaluate, and secure vendor contracts for groundskeeping and landscaping.
- Manage third-party contractors for lawn care, snow removal, and exterior upkeep.
- Monitor vendor performance against service level agreements (SLAs).
- Coordinate on-site visits for external maintenance and facility service providers.
- Perform preventative maintenance on building infrastructure assets.
- Service HVAC systems, air compressors, and air dryers.
- Repair facility lighting, automatic doors, and roofing systems.
- Manage office areas, restrooms, and lab structures.
- Execute general plumbing, carpentry, and structural repairs.
- Use hand tools, precision instruments, and multi-meters.
- Troubleshoot facility high-voltage and low-voltage electrical distribution.
- Read building layout plans, facility blueprints, and structural sketches.
- Interpret operating manuals, electrical schematics, and plumbing diagrams.
- Ensure strict adherence to critical facility work rules.
- Utilize proper Arc Flash PPE for building electrical systems work.
- Maintain facility adherence to local building and safety codes.
- Maintain the highest ethical standards as well as absolute personal and intellectual integrity, mature judgement and have the ability to communicate to all levels within the organization.
Requirements
- Electrical experience - 480VAC-120VAC, 120VAC-24VDC.
- Demonstrated experience in maintaining building infrastructure assets - HVAC, Air Compressors/Driers, Fans, Lighting, Doors, Roofing, Offices, Restrooms, Lab Structures.
- Ability to communicate effectively, in oral and written form with Operators, Team Leads, Managers, Engineers, Vendors, and Contractors on workmanship, manufacturability and process design issues is key.
- Interface and pass down information between cross functional team members of incoming and outgoing shifts as needed.
- Demonstrated proficiency in English comprehension and expression both verbal and written.
- Basic math skills (i.e. Addition, Subtraction, Multiplication, Division, Fractions, and Decimals) as well as basic reading, writing and computational skills.
- Demonstrated ability to work independently with a high degree of quality and reliability so that production and office staff can maintain a high level of productivity.
Qualifications
- High School Diploma or GED and 2-years completion of Technical or Community College in the fields of HVAC repair, electrical systems, plumbing and/or carpentry.
- A minimum of 5 years of industrial maintenance experience.
- Ability to work 8-hour shifts and overtime as required.
- Working knowledge of Microsoft Office, ability to use personal computer hardware, business software, email, and CMMS-Computerized Maintenance Management Software.
- Excellent analytical, problem solving and facilitation skills.
- Must be able to lift a minimum of 50 pounds.
- Must be able to stand, bend, push, pull, and climb.
- Must be able to work in weather extremes.
- Must be able to wear all required PPE.
