About the role

OCLC is seeking a Facilities Maintenance Technician to maintain a 675,000-square-foot campus consisting of five buildings on 100 acres. This role provides technical expertise in high and low voltage switching equipment, HVAC, heating boilers, UPS equipment, general office and kitchen equipment, Building Automation systems, security equipment, lawn equipment, and company vehicles. The Technician will ensure the overall appearance of the campus grounds and collaborate with the Building and Grounds manager, Computer Operations Department, project management staff, and outside vendors to determine equipment requirements.

Responsibilities

  • Assist the Building and Grounds manager in supporting OCLC’s heating, lighting, plumbing, and infrastructure, including emergency generators and pneumatics equipment.
  • Work with in-house and vendor support groups to provide routine and emergency service activities and resolve complex technical problems related to electronics equipment.
  • Maintain and repair a vast array of building mechanical equipment and systems, prioritizing building infrastructure.
  • Maintain plumbing systems, including rebuilding and replacing pumps and motors in HVAC systems, servicing water softeners, diagnosing well pump controls, and installing new plumbing to meet building codes.
  • Repair and maintain physical structures, including roofing, flooring, walls, ceilings, glass, overhead and motor-operated doors, and security gates.
  • Ensure the physical facilities and grounds are free from safety hazards that could endanger staff or property.
  • Maintain electrical systems, including troubleshooting and repairing controls, sub-floor wiring, equipment controls, and lawn sprinkler controls, as well as installing new electrical distribution panels and circuits.
  • Ensure fire equipment in OCLC-owned and leased buildings is certified, functional, and adequately stocked.
  • Maintain positive working relationships with OCLC staff to support internal operations and external user satisfaction.
  • Maintain and repair lawn and snow equipment, blacktop and concrete surfaces, exterior tile, lawn sprinkler systems, trees, sod, and shrubbery.
  • Maintain grounds, including lawn care, application of fertilizers and herbicides, and pond algaecide treatment.
  • Serve on the off-hours contact list, including availability for on-call snow removal.
  • Monitor building temperatures to maintain a productive environment in compliance with Department of Energy standards.
  • Perform additional duties as directed by the Facilities Manager.

Requirements

  • High School degree and a technical degree or equivalent academic/experience combination.
  • In-depth hardware knowledge of state-of-the-art HVAC, microcomputers, Emergency Backup Power Systems, Uninterruptible Power Systems (UPS), and industrial plumbing.
  • Certifications required:
    • Material Handling Equipment
    • EPA Refrigerant (Class I and Class II)
    • Universal EPA Refrigerant Certificate
    • National Electrical Code qualified
  • Within 3 years, must achieve a “MASTER” rating in a specialized field (HVAC, Industrial Plumbing, Industrial and Commercial Electric, or UPS/Emergency Power Generation Equipment) as defined by the Agency having Jurisdiction.
