Job Overview
Maintaining an attractive, safe and pleasing environment for residents is of the utmost importance in delivering service to the community.
Customer Service
Primary responsibility for maintaining a good relationship with the residents, co-workers and vendors.
Responsibilities
- Work from written work orders and verbal instruction without direct supervision
- Interface with homeowners regarding common area maintenance matters
- Interface with landscape contractors to provide direction as required
- Monitor landscape contractor performance; submit reports on contractor performance when needed
- Empty common area facilities trash as needed
- Provide common area porter services as needed
- Conduct maintenance repairs as needed
- Obtain quotes for facilities repairs when directed by supervisor
- Aid other staff members in their areas of responsibility as required
- Communicate with community residents both verbally and in writing to answer questions, respond to issues or concerns, or share information
- Respond to time-sensitive facility, common area, and landscape maintenance matters quickly and proficiently
- Ensure walkthroughs of all facilities are completed weekly, and direct responsible vendors for repairs in accordance with budget guidelines
- Ensure completion of applicable punch list items
- Dispatch work orders and projects to vendors in a timely manner
- Perform quality checks of tasks assigned to vendors
- Update and keep Facility Maintenance manuals current
- Cover for other staff members as needed
- Oversee management and task completion of annual maintenance calendar
- Support Lifestyle Team events by meeting and understanding needs for maintenance and janitorial and additional event-related facility needs
- Attend and assist community events as requested
- Coordinate with General Manager to prepare monthly calendars for deadlines, reports, processes, and standing meetings
- Coordinate and attend as requested by supervisor all designated meetings or functions
- Apply a proactive approach to all areas of responsibility and strive for continued improvement and excellence throughout
- On-call as needed to address emergency common area repairs such as flooding and/or gate failures, and other repairs as needed
- Oversight and understanding of vehicle and pedestrian gate mechanical operating systems and components to conduct minor repairs
- Coordinate with General Manager to prepare monthly calendars for deadlines, reports, processes, and standing meetings
- Coordinate and attend as requested by supervisor all designated meetings or functions
Qualifications
- An ability to follow verbal and written directions, keep accurate records, fill out logs and journals, and perform administrative operational functions
- Knowledge of the principles of landscaping and the use and maintenance of landscape tools
- Familiarity and comfort with the use of power tools including blowers, weed eaters, power washer, chainsaw, sprayer, etc.
- Proficient in speaking, reading and writing English as this position requires interfacing verbally with the public, residents, vendors, peers and supervisors
- Ability to prepare written reports and complete log sheets
- Bilingual Spanish helpful
- Excellent general math skills
- Ability to determine next level involvement for problem resolution
- Must demonstrate good judgment
- Ability to think and work independently as well as part of a team
- Ability to work well under pressure and deadlines, as well as work independently and prioritize time effectively
- Ability to make decisions and solve problems creatively
- A high school diploma or GED
- 2 years of experience in facilities maintenance and repair field
Physical Requirements and Working Environment
- Must be able to walk/hike extended distances to conduct trail system inspections
- Must be able to lift 50 lbs
- May be required to carry heavy equipment or materials up/down slopes and in uneven terrain for an extended distance
- Must be able to move, bend, stoop, and push/pull as appropriate for this physical job
- Must be able to stand and walk for extended periods of time, including walking on slopes or uneven surfaces
- Work duties may require the ability to stand or walk on hard surfaces for frequent and prolonged periods of time
- Work is performed in a variety of environmental conditions, with exposure to outdoor temperatures, weather variations, traffic and equipment noise, equipment vibrations, vehicle and/or chemical fumes, chemicals such as cleaning solvents and grease, machinery and their moving parts and dust
- The work environment characteristics are normal maintenance/Landscape conditions
- Consistent and regular attendance required
- Exposure to dust, noise, paint and primer fumes, cleaning chemicals, pollens, and molds will be experienced
- Some heavy lifting, standing, climbing
- This position is an outdoor position
- Applicant will be exposed to seasonal weather conditions which may include extreme heat, cold, wind, rain and snow
- This position is fully onsite at the assigned jobsite location
- The essential functions of the role require in-person attendance, and remote work accommodations are not available
- Tools & Equipment Used: Possession of, or ability to obtain, an appropriate valid Driver's License and state mandated vehicle insurance. Abilities to operate tools required to preform maintenance duties of the common area facilities
