Position Summary

Under the supervision of the Facilities Manager, performs advanced level skilled facilities maintenance services including carpentry, plumbing, roofing, painting, mechanical, heating, and air conditioning work; and performs a variety of technical tasks relative to assigned areas of responsibility.

Essential Functions

  • Perform skilled facilities maintenance services including mechanical, plumbing, heating, and air conditioning.
  • Assist other staff with regular facility preventative maintenance, including locksmithing, drywall repair, carpentry, roofing, and painting.
  • Operate a variety of facility maintenance tools and equipment.
  • Estimate time, materials, and equipment required for jobs assigned; requisition materials as required; order parts as necessary and ensure parts ordered are received in a timely fashion.
  • Train or coach other assigned employees in other job-related skills.
  • Maintain cleanliness of work area and tools.
  • Respond to public inquiries in a courteous manner; provide information within the area of assignment; resolve complaints in an efficient and timely manner.
  • Perform monthly inspections of HVAC and other plumbing systems for city facilities.
  • Inspect and replace air filters as necessary on HVAC systems for city facilities.
  • Perform the full range of duties in the assigned area of work.
  • Maintain and repair City facilities, equipment and buildings by performing a variety of skilled and semi-skilled carpentry, painting, plumbing, heating and air conditioning, and mechanical repair work.
  • Install, adjust, repair and inspect heating, ventilation, and air conditioning equipment including forced air furnaces, water pumps, air conditioning units, exhaust fans, air filters, compressors, and heat exchangers.
  • Repair and replace plumbing fixtures including sinks, toilets, faucets and pipes; clear obstructions from water and sewer lines.
  • Perform journey level carpentry work including the construction, installation, remodeling and repairing of cabinets, partitions, walls, windows, doors, roofs, foundations, and other carpentry work.
  • Operate, maintain and repair a variety of mechanical tools and equipment such as power saws, power sanders, drills, air compressors, paint sprayers, sewer augers, and various hand tools required for carpentry, plumbing, and maintenance skills.
  • Repair and adjust locking mechanisms, doors, and door closers.
  • Read and interpret sketches, diagrams and blueprints.
  • Maintain and repair preventive maintenance records and logs.
  • Participate and assist in snow removal.
  • Perform other related duties and responsibilities as assigned.

Minimum Qualifications

  • Education: High School Diploma or GED
  • Experience: Four years of maintenance or construction related work.
  • Licenses and Certifications: Valid Utah Driver's License, ability to pass a BCI background check.

Knowledge, Skills And Abilities

  • Knowledge of: Operations, services, and activities of a facilities maintenance program. Operational characteristics of mechanical equipment and tools used in the maintenance and repair of facilities. Principles, theory, and standard practices of several maintenance trades as they apply to maintenance and repair of structures, machinery, and equipment. City policies, procedures and codes related to the maintenance and repair of buildings and facilities. Occupational hazards and standard safety practices necessary in the maintenance and repair of buildings and building facilities. Principles and procedures of record keeping and reporting. Modern office practices, methods, and computer equipment.
  • Skilled with: Operating a variety of vehicular and stationary mechanical equipment in a safe and effective manner in routine situations. Operating a variety of maintenance and repair tools and equipment in a safe and effective manner. Performing heavy manual labor for extended periods of time. Operating modern office equipment including computer equipment and software. Operating a motor vehicle safely.
  • Ability to: Perform responsible skilled maintenance and repair work with accuracy, speed, and minimal supervision. Troubleshoot a variety of complex maintenance problems. Accurately determine project material needs and recommend purchases. Identify facilities maintenance needs and take corrective actions. Repair and maintain a variety of mechanical equipment. Correctly interpret and apply the policies, procedures, laws, and regulations pertaining to facilities maintenance programs and functions. Select and maintain machinery and equipment used in facilities maintenance and repair. Read, interpret, and apply a wide variety of technical information from manuals, drawings, specifications, layouts, blueprints, and schematics. Apply good judgment and practical knowledge to resolve unusual or irregular problems in facilities maintenance. Perform duties in a manner to maximize public safety. Prepare and maintain accurate and complete records. Prepare clear and concise reports. Respond to requests and inquiries from the public. Exercise good judgment, flexibility, creativity, and sensitivity in response to changing situations and needs. Communicate clearly and concisely, both orally and in writing. Establish, maintain, and foster positive and harmonious working relationships with those contacted in the course of work.

Working Conditions And Physical Demands

  • Regular exposure to wet and/or humid conditions.
  • Frequent exposure to fumes, airborne particles, toxic or caustic chemicals, and dusty or greasy conditions.
  • Frequent exposure to high levels of noise.
  • May be confined to small spaces to perform work.
  • Regularly required to talk, hear, see, walk, sit, stand, reach, use hands/fingers to feel, handle, and grip, climb or balance and stoop, bend, kneel, crouch, or crawl.
  • Mental application utilizes memory for details, verbal instructions, emotional stability and discriminating thinking and creative problem solving.
  • Must lift and/or move up to 50 pounds.
