About the role
Avenue5 is growing, and we are in search of an eviction support specialist to join our dynamic team of Fivers!
Summary Of Responsibilities
- Carry out monthly training sessions for new hires on Avenue5's Colorado eviction protocol, ensuring consistency and compliance across the region.
- Provide additional training to onsite teams on drafting legally compliant notices, including notice requirements and best practices.
- Review all non-payment of rent eviction packets for accuracy, completeness, and legal compliance before submission to local counsel.
- Serve as the primary liaison between onsite operations and local counsel regarding eviction-related matters and county- or city-specific legal requirements.
- Research, interpret, and implement new Colorado legislation, and local ordinances impacting property management operations.
- Develop standardized processes, training materials, and operational guidance to ensure company-wide compliance.
- Monitor legal updates issued by local counsel and the Apartment Association of Metro Denver (AAMD), including state of emergency orders, legislative changes, and regulatory updates.
- Communicate all applicable changes to Regional Managers, Vice Presidents, and onsite teams, and provide guidance on implementation.
- Track annual increases and other regulatory changes affecting Colorado properties, ensuring operational teams receive timely updates.
- Partner with Regional Managers and Vice Presidents on client-specific projects, including delinquency reporting, portfolio analysis, and eviction-related initiatives.
- Facilitate weekly delinquency and eviction review calls with high-focus properties, providing guidance to Property Managers and Assistant Managers on delinquency management, notice requirements, and next steps in the eviction process.
- Conduct bi-monthly meetings with VPs to review delinquency trends, eviction activity, compliance updates, and operational concerns.
- Meet weekly with local counsel to review active eviction cases, discuss case strategy, resolve issues, and ensure timely progression of legal matters.
- Lead dedicated weekly eviction review meetings to discuss active cases, legal developments, and property-specific challenges.
Education And Experience
- A high school diploma or equivalent is required.
- A bachelor’s degree is preferred.
- Three to five years of property management experience is required.
- Prior experience in Yardi or another equivalent property management system is required.
Knowledge And Skills
- A high degree of initiative and problem-solving ability.
- Intermediate level knowledge with Microsoft Office Suite including Outlook, Word, PowerPoint, and Excel.
- Ability to organize work, engage in a variety of tasks simultaneously and consistently meet deadlines.
- Excellent written and verbal communication skills.
- Strong interpersonal skills to communicate with all levels of management effectively and sensitively.
- Ability to work independently and prioritize effectively in a fast-paced environment.
- Ability to cope and defuse situations involving angry or difficult people.
Required To Complete And Successfully Pass
- Avenue5 Fair Housing and Preventing Discrimination and Harassment training and other courses, if assigned.
Scheduling
Required to maintain a regular schedule which may require working overtime, weekends, and non-traditional holidays.
Physical Requirements
- Ability to lift, push, and pull up to 25 pounds.
- Hearing and visual ability to observe and detect signs of emergency required.
- Must be able to sit, stand, reach, bend, and stoop for extended periods of time.
