Key Responsibilities

  • Prepare detailed cost estimates and quantity takeoffs from drawings, specifications, and scope documents for commercial and ground-up construction projects.
  • Use and maintain estimating software and spreadsheets to develop bids, proposals, and cost summaries.
  • Collaborate with project managers, engineers, architects, subcontractors, and suppliers to gather pricing, validate assumptions, and refine scopes.
  • Develop and submit competitive bid proposals, including line-item breakdowns, schedules, and risk contingencies.
  • Perform value engineering and provide alternative solutions to reduce costs while maintaining quality and schedule.
  • Participate in preconstruction meetings and site visits to confirm site conditions, constructability, and stakeholder requirements.
  • Maintain and update historical cost databases, unit cost files, and vendor pricing to ensure estimate accuracy.
  • Aid in subcontractor solicitation, review subcontractor bids, and recommend selections based on price, scope, and qualifications.
  • Support negotiation of contract terms and pricing during the award phase and provide clarification during contract execution.
  • Track bid results and prepare bid analysis and lessons learned to improve estimating accuracy and win rates.

Qualifications

  • 3+ years of experience as a Construction Estimator or similar role in the construction industry with demonstrated estimating experience.
  • Strong knowledge of construction methods, materials, scheduling and cost structures for commercial and ground-up projects.
  • Proven proficiency with Estimator and Construction skills; ability to read and interpret architectural and engineering drawings and specifications.
  • Experience with estimating software (ProEst, PlanSwift, Bluebeam or similar) and advanced proficiency in Microsoft Excel.
  • Demonstrated experience preparing bids, cost breakdowns, and participating in preconstruction and bidding processes.
  • Excellent analytical, mathematical, and problem-solving skills with strong attention to detail and accuracy.
  • Clear written and verbal communication skills; ability to present estimates and assumptions to internal teams and clients.
  • Ability to manage multiple estimating projects under time constraints and meet strict bid deadlines.
  • Degree or certificate in Construction Management, Civil Engineering, Quantity Surveying, or related field preferred; industry certifications a plus.
  • Nice to have: direct experience with commercial construction, ground-up projects, cost control practices, bid solicitation, and preconstruction planning.
