Enterprise Asset Management (EAM) / CMMS Lead Engineer

About the Role

This role focuses on owning and optimizing the Enterprise Asset Management (EAM)/CMMS platform architecture, ensuring seamless integration and workflow automation across all MEP systems. You will lead efforts in asset tagging, hierarchy standardization, commissioning, maintenance workflow automation, and spare parts inventory management.

Responsibilities

• EAM/CMMS Platform Architecture: Administer, configure, and optimize the EAM platform for MEP systems in white and grey spaces.
• Asset Tagging & Hierarchy Standardization: Establish fleet-wide asset naming conventions, physical tagging standards, and parent-child hierarchies for high-voltage electrical, mechanical, hydronic, and fire life safety systems.
• Commissioning & Digital Thread Ingestion: Partner with the Commissioning Lead to ingest nameplate data, operating baselines, warranty terms, and testing parameters into the EAM before site go-live.
• Maintenance Workflow Engine: Build automated Preventative Maintenance (PM) schedules, digital SOP checklists, and Emergency Work Order (EWO) escalation pathways for 24/7 shift crews.
• Condition-Based Maintenance & Telemetry Integration: Collaborate with the VP of Automation & Controls to integrate BMS/EPMS telemetry triggers and fault alerts into the EAM for automated, condition-based work order creation.
• Spare Parts & Inventory Mapping: Link critical spare parts inventories, OEM SLA requirements, and bill-of-materials (BOM) records to parent equipment assets within the CMMS.

What Success Looks Like

• First 90 days: Complete configuration of fleet-wide MEP asset hierarchy trees and standardized nomenclature across all active campuses.
• First 6 months: Automate 100% of preventive maintenance workflows and integrate BMS/EPMS alarm triggers with real-time EWO generation.
• First 12 months: Fully establish Condition-Based Maintenance (CBM) workflows and achieve 98%+ inventory tracking accuracy for critical spare parts across campuses.

Qualifications

• 8–12+ years managing, architecting, or configuring enterprise EAM/CMMS systems (IBM Maximo, MaintainX, Infor EAM, or SAP PM) in mission-critical, hyperscale data center, or heavy industrial environments.
• Deep understanding of MEP asset structures, high-voltage electrical distribution, cooling plant mechanics, and preventative/predictive maintenance methodologies.
• Strong technical fluency in API orchestration, database management, and integrating CMMS engines with BMS/EPMS telemetry architectures.

Education & Credentials

• B.S. in Industrial Engineering, Systems Engineering, Mechanical/Electrical Engineering, or Information Technology.
• Maximo or CMMS administrator certifications preferred.
