Responsibilities
- Knowledge of White Lodging Way for Engineering, housekeeping, and food service operations
- Understand budgeting and cost control
- Ensure the hotel’s maintenance and upkeep standards meet WL, Brand, and Guest standards
- Proactively follow specific departmental procedures in performing repair, maintenance, alteration, and installation work in a safe and neat manner
- Comply with the latest insurance, local county, state and federal government codes, laws, and requirements
- Determine defects, troubleshoot malfunctions, take necessary corrective action, and record same following specific departmental procedures
- Have knowledge of property, staff, and services with hours of operation
- Initiate training of new department associates on equipment and the daily functions of the resort
- Delegate or coordinate shift staff duties
- Identify and schedule repairs for all mechanical failures, including appliances, HVAC, electrical, or plumbing; follow through of procedures on equipment maintenance where applicable as directed by management
- Ensure all associates follow safe working practices and conditions within your department
- Function as a member of the emergency organization team and become an expert on life safety systems
- Be aware of fire, safety, and protection equipment/hazards
- Complete preventive maintenance programs on guest rooms and equipment
- Maintain positive public relations and a pleasant attitude with all guests and associates
- Ensure all potential safety hazards are corrected
- Delegate, supervise, and participate in all preventive and general maintenance programs by maintaining a room’s maintenance strategy and scheduling preventive maintenance
- Assist in the planning and scheduling of corrective maintenance and project work
- Care for the operation and maintenance of all interior and exterior structural fixtures and mechanical equipment to coincide with Brand standards
- Assist in the coordination and supervision of all contracted capital projects
- Control operating costs
- Handle guests’ complaints with courtesy and promptness
- Ensure work assignments are completed with no rework
- Ensure work assignments are completed with little to no supervision
- Follow up is a must and pertinent information should be passed on consistently in pass down logs and on white boards
- Avoid leaving tools in disarray and maintain a clean and organized work area
- Ensure department training, self-development, and running the department to its fullest potential
- Report surface issues of concern to management, General Manager, and RDOE
- Work and communicate well with other departments
- Act as a technical liaison to all other departments
- Absorb service requests and document them in WLW
- Review and evaluate utility reports with input on energy conservation
- Coordinate preventative maintenance system according to SOP’s
- Monitor and perform test systems as necessary, be fully informed of the system operation, and handle emergencies involving the systems
- Have a working knowledge of fire sprinkler and emergency power systems
- Observe energy and utilities usage in the resort and on the grounds; look for ways to conserve energy and report any ideas to management
- Be available for any emergencies and act in an engineering capacity to protect our guests and associates, and preserve the building and its systems during the emergency
- Return the building to its normal operating status after emergencies
- Inform management of any such emergencies
- Read, log, track, and interpret readings from meters, gauges, and other measuring units
- Maintain a thorough log of each day’s activities and problems that occur and ensure this information is passed on to other shifts
- Complete and communicate PM works tasking and reporting
- Maintain the White Lodging Way calendar for success, communicate such, and a copy to RDOE when direct report is GM
- Respond to work orders and requests and document all work in the defect log
- Participate in a weekly property walk through and complete identified deficiencies within an appropriate time
- Complete weekly ENG/General Manager accountability review; submit copy to RDOE when direct report is GM
- Follow up on outstanding issues
- Implement White Lodging Way for Engineering when direct report is GM
- Train, motivate, and develop property staff in the White Lodging Way of operating hotels
- Communicate effectively with customers, co-workers, and supervisors
- Remain flexible and responsive to scheduling needs
- Communicate regularly as needed with Regional Director of Engineering
- Communicate timely, clearly, and effectively to all stakeholders
Skills
- Demonstrated ability to effectively communicate and teach engineering best practices to hotel management and property operations staff
- Competent in the use of computer based systems, including PMworks
- Experience with Microsoft Word, Excel, and Outlook a plus
- Familiarity with White Lodging accounting, CAPEX, contract, and property management systems a plus
- Certified Pool Operator or able to be certified within six months
- Licenses or certifications in specific trade a plus
- Subject matter expert on White Lodging Way for Engineering
- Ability to consistently support and execute White Lodging programs, policies, standards, and procedures in existing Select Service properties
- Ability to effectively motivate and train existing and new employees in the White Lodging Way of Engineering Operations
- Excellent at managing priorities, heavy workloads, and substantial job related tasks
