Responsibilities
- Audit Operations - Ensure operating personnel are capable, provide training, follow bid procedures, obtain best prices, and ensure contractors perform work properly.
- Project Management - Ensure project definition, develop effective project plans, and achieve cost, schedule, quality, and compliance objectives.
- Capital Planning - Prepare annual capital plans, including item descriptions, estimated costs, priorities, schedules, and risk assessments.
- Utility Management - Stay updated on energy technology and regulations, provide recommendations for short payback projects, and ensure lowest unit cost utilities.
- Suppliers - Develop product specifications, select materials based on lowest life cycle cost, and provide recommendations for vendor sources.
- Tools/Equipment Inventory - Perform annual inventory, provide updates, identify new/additional required items, and justify changes.
- Monthly Reports - Provide monthly narratives of activities, highlighting non-routine events, training received, savings achieved, and significant issues/concerns.
- Customer Service - Respond to tenant complaints promptly.
- Staffing - Participate in staffing processes and provide recommendations for open positions.
- After Hours Coverage - Ensure after-hours coverage and equitable staff participation.
- Staff Training – Ensure development plans exist and develop cross-training programs.
- Peer Inspections – Coordinate peer inspection data for site(s) responsible for yearly property inspection.
- Other Job Duties - Operate boilers/chillers/HVAC systems, monitor UPS system, electrical high voltage systems, electrical secondary systems, and electrical fans. Train inexperienced technicians, supervise tenant fit-up work, coordinate building construction projects, and manage preventative maintenance.
- Maintenance - Ensure boilers/chillers/HVAC systems operate at 99% reliability, electrical secondary systems at 98% reliability, and plumbing systems are repaired. Ensure all conditions comply with OSHA and safety guidelines. Prevent equipment breakdowns through proper PMs. Report incidents, accidents, and injuries, implement corrective actions, and recommend policy changes.
- Communications - Review shift logs, work orders, and PM work, document problems encountered, and implement business controls.
- Tenant Relations - Respond to tenant requests and implement ongoing programs to assess and solve tenant needs.
- Employee Relations - Promote teamwork, participate in acquiring new business, and advise on operations/maintenance reviews.
Qualifications
- Bachelor’s degree in Mechanical Engineering or equivalent combination of education and experience.
- 8-10 years’ experience as Engineer in 250 KSF or greater Class A buildings.
- Excellent communication and interpersonal skills.
- Proficient in computer and email skills.
- Ability to handle multiple projects and make decisions.
- Area-specific licenses required; CFC universal preferred.
