Responsibilities
- Responsible for all preventative maintenance, necessary maintenance, and repairs to the buildings' mechanical, electrical, HVAC, and plumbing systems.
- Familiar with the location and have working knowledge of all building mechanical, electrical, HVAC, plumbing, life safety, fire protection, and security systems to ensure proper operations and address any unusual conditions.
- Conduct periodic general preventative maintenance on mechanical, electrical, HVAC, and plumbing systems, including lubrication, adjustment, cleaning, and replacement of consumable parts (e.g., filters, indicator lights).
- Maintain and test equipment such as air handling units (rooftop and built-up), re-circulating air systems, water pumping systems, cooling plants, and plumbing system components.
- Perform general building maintenance as needed.
- Respond to tenant requests regarding safety, plumbing, mechanical, electrical, and environmental needs through personal contact and work order systems.
- Prepare and maintain maintenance logs and records; familiarity with preventative maintenance and work order software systems.
- Coordinate contractor, tenant, and management approvals for work orders requiring outside contractors; maintain logs of work order details.
- Ensure all assigned work prioritizes the safety of the building’s tenants and continuous site operation.
- Familiar with and conform to all written operating procedures associated with the site.
- Assist in snow and ice clearing operations, including coordination of plowing and salting activities by outside vendors.
- Maintain organized building files.
- Available for after-hours emergency calls; must have reliable transportation.
- May perform other duties as assigned.
Requirements
- High School Diploma.
- Minimum of 5 years of previous building operations engineering experience.
- CFC certified in high-pressure discipline.
- Ability to handle multiple projects and make decisions.
- Proficient computer and email skills.
- Holds any necessary/required licenses.
- Ability to complete required safety classes pertaining to specific job duties.
