About the Role

A Building Engineer/Maintenance Technician responsible for maintaining, troubleshooting, and repairing—or arranging for the repair of—all building operating systems in commercial, Class A office buildings and industrial/warehouse properties. May be assigned to a single building or multiple buildings as the sole engineer, working alongside a team of engineers, a property manager, and a property assistant.

Responsibilities

  • Perform all preventative maintenance, necessary maintenance, and repairs to mechanical, electrical, HVAC, plumbing, life safety, fire protection, and security systems to ensure smooth property operations. Respond to any unusual conditions.
  • Work independently while managing and performing day-to-day duties.
  • Respond to tenant work order requests for HVAC, plumbing, mechanical, and electrical needs through direct contact or work order systems. Prioritize and address tenant requests promptly.
  • Oversee and ensure outside service contractors perform work properly. Supervise general contractors and subcontractors during tenant build-out construction.
  • Prepare and maintain maintenance logs and records. Familiarity with preventative maintenance and work order software is a plus.
  • Provide a monthly narrative of activities to management or clients, highlighting non-routine events such as major projects, customer service items, and concerns.
  • Conform to all written operating procedures for each site.
  • Assist in snow and ice clearing operations, including coordinating plowing and salting activities by outside contractors.
  • Participate in after-hours coverage via a call tree to handle building emergencies.
  • Interface and collaborate with clients and company stakeholders.
  • Perform other non-routine duties as assigned.

Requirements

  • High school diploma.
  • Minimum of 2-3 years of building operations maintenance and/or engineering experience preferred.
  • Knowledge of HVAC, generator systems, and energy management systems.
  • General computer proficiency.
  • Excellent communication and customer service skills, with a positive approach to handling multiple tasks and projects concurrently.
  • Must have reliable transportation and be available for after-hours emergencies.

Pay

The expected hourly rate for this position ranges from $24 to $38, determined based on factors such as relevant skills, experience, education, and licenses or certifications.
