District Manager, Commercial Property Management & Leasing

Primary Responsibilities

  • Operations & Maintenance
    • Establish and maintain positive relationships with tenants
    • Coordinate and manage all repairs, general maintenance, and capital improvements for each property
    • Manage third-party vendor relationships for maintenance, landscaping, snow removal, and other services
    • Schedule and confirm required annual inspections and tests
    • Respond to emergency situations and all municipality violations or requests
  • Asset Management
    • Create comprehensive plans for occupied and vacant units regarding utilities, winterization, and marketability
    • Conduct move-in/move-out inspections and provide documentation to corporate office
    • Manage property operating budgets and recommend capital expenditures including roof replacement, parking lot improvements, and signage updates
  • Tenant Relations & Administration
    • Act as primary liaison for tenant concerns, requests, and operational issues
    • Manage lease administration including rent collection and monitoring landlord lease rights
    • Coordinate with Legacy construction team on tenant improvement projects and permit processes
    • Provide post-occupancy support to ensure tenant success and retention
  • Stakeholder Management
    • Develop positive relationships with civic leaders, first responders, building and health departments, and utility companies
    • Maintain detailed records and provide regular status updates through company systems

    Required Qualifications

    • Education & Experience
      • Bachelor's degree preferred
      • 3-5 years of commercial property management experience required
      • Experience managing retail or mixed-use properties preferred
      • Leasing or sales experience a plus
    • Knowledge
      • Knowledge of commercial lease terms and property operations
    • Core Competencies
      • Strong understanding of building systems, maintenance, and repair processes
      • Excellent relationship management and communication skills
      • Proven ability to manage multiple properties and vendor relationships
      • Strong organizational skills and attention to detail
      • Technology proficient with property management and CRM systems
      • Flexibility and problem-solving mindset
      • Knowledge of market research and basic negotiation principles

      Position Details

      • Supervisory Responsibility: None
      • Schedule & Travel: Occasional evening/weekend work for emergencies, Daily travel to properties required, 30% overnight travel within territory
      • Physical Requirements: Field-based role with extensive property site visits, Ability to conduct property inspections and coordinate on-site activities
