Primary Responsibilities
- Operations & Maintenance
- Establish and maintain positive relationships with tenants
- Coordinate and manage all repairs, general maintenance, and capital improvements for each property
- Manage third-party vendor relationships for maintenance, landscaping, snow removal, and other services
- Schedule and confirm required annual inspections and tests
- Respond to emergency situations and all municipality violations or requests
- Asset Management
- Create comprehensive plans for occupied and vacant units regarding utilities, winterization, and marketability
- Conduct move-in/move-out inspections and provide documentation to corporate office
- Manage property operating budgets and recommend capital expenditures including roof replacement, parking lot improvements, and signage updates
- Tenant Relations & Administration
- Act as primary liaison for tenant concerns, requests, and operational issues
- Manage lease administration including rent collection and monitoring landlord lease rights
- Coordinate with Legacy construction team on tenant improvement projects and permit processes
- Provide post-occupancy support to ensure tenant success and retention
- Stakeholder Management
- Develop positive relationships with civic leaders, first responders, building and health departments, and utility companies
- Maintain detailed records and provide regular status updates through company systems
- Education & Experience
- Bachelor's degree preferred
- 3-5 years of commercial property management experience required
- Experience managing retail or mixed-use properties preferred
- Leasing or sales experience a plus
- Knowledge
- Knowledge of commercial lease terms and property operations
- Core Competencies
- Strong understanding of building systems, maintenance, and repair processes

- Proven ability to manage multiple properties and vendor relationships
- Strong organizational skills and attention to detail
- Technology proficient with property management and CRM systems

- Knowledge of market research and basic negotiation principles
- Supervisory Responsibility: None
- Schedule & Travel: Occasional evening/weekend work for emergencies, Daily travel to properties required, 30% overnight travel within territory
- Physical Requirements: Field-based role with extensive property site visits, Ability to conduct property inspections and coordinate on-site activities
