About the role

Housing Hub is seeking an experienced Disposition & Turn Specialist to oversee all aspects of unit turnovers, manage damage deposit dispositions, coordinate city and Section 8 inspections, and ensure units are prepared to Housing Hub standards. This role requires strong organizational skills, attention to detail, and previous experience in residential property management or turn coordination.

Responsibilities

  • Unit Dispositions & Move-outs
    • Complete accurate damage deposit dispositions in compliance with stated local regulations.
    • Determine tenant charges and prepare billing summaries.
    • Determine owner charges and prepare billing summaries.
  • Turnovers & Billing
    • Develop and manage turn scopes, including cleaning, repairs, painting, and flooring.
    • Assign work to vendors and internal maintenance teams.
    • Bill all turn work and track turn expenses against budgets.
    • Ensure all units meet rent-ready standards before move-in.
  • Inspections & Compliance
    • Schedule, coordinate, and track city rental inspections and Section 8 inspections.
    • Monitor compliance items and ensure corrections are completed promptly.
    • Apply for, track, and manage required city permits for repairs or rehab work.
  • Documentation & Tracking
    • Maintain accurate records of inspections, dispositions, invoices, and vendor work.
    • Update property management systems with turn statuses and inspection results.
    • Communicate regularly with property managers, owners, and the maintenance team.

Qualifications

  • Must have experience in property management, turn coordination, maintenance coordination, or related fields.
  • Direct experience with:
    • Damage deposit dispositions
    • Billing and turn billing
    • Coordinating city and Section 8 inspections
    • Facilitating and managing unit turns
    • Applying for and tracking city permits.
  • Strong understanding of unit conditions, repairs, and turnover timelines.
  • High attention to detail and strong communication skills.
  • Able to manage multiple units and deadlines simultaneously.
  • Proficiency with property management or inspection software.
