Summary Of The Position

The Director/Senior Director will report directly to the Managing Director, Head of Western U.S. Development & Asset Management and will be located in Tishman Speyer's regional office in San Francisco. This individual will be responsible for overseeing and executing on future phases of our mixed-use development project, Mission Rock, and overseeing components of the existing asset management.

Key Responsibilities

  • Own day-to-day execution and strategic oversight of assigned development project(s).

  • Develop, implement, and communicate overall Development strategy that maximizes the return on investment.

  • Lead cross-functional coordination across development, design & construction, finance, leasing, legal, and operations to establish and execute project strategy.

  • Manage existing partnership obligations and implement project capital/partnership structure for future phases of development.

  • Liaise with external teams including the Port of San Francisco and other City agencies through project completion.

  • Liaise with internal teams such as engineering, property management, finance, accounting, tax, design and construction, leasing, marketing, through project completion.

  • Manage development site analysis, assessment/feasibility including review relevant site documents, meet with various public entities, conduct periodic site and neighborhood visitations.

  • Meet with consultants and attorneys re: zoning possibilities and limitations, review studies and diagrams, confirm basic configurations.

  • Establish development options and proforma analyses, confirm basic market assumptions with brokers and market experts.

  • Collaborate with Design and Construction in the underwriting of various programming options, review preliminary development options internally, establish project timeline and budget.

  • Manage future phase site acquisition, develop opinion on land value, complete the structured Fair Market Value process with the Port of San Francisco, review due diligence and draft documents including ground lease agreements, conduct internal review and all public approval processes.

  • Execute project strategy and day to day direction, in coordination with key stakeholders, meet with clients/stakeholders/investors and consultants on an ongoing basis, review key strategic issues with clients/stakeholders/investors, conduct meetings, negotiations, budget reviews, cost updates, monitor interim lease/relocations, research/explore new business opportunities, meet with brokers, consultants, property owners to identify development and acquisition opportunities, meet with relevant city authorities to explore possible development options, review market information, conduct site visits, review response to RFPs, create and contribute to a productive and efficient team dynamic, support the professional development of team members.

Key Skills & Qualifications

  • Bachelor’s degree in business, management, architecture, or related field.

  • A minimum of 8-10 years of experience in real estate development.

  • Experience working with a major national or regional developer preferred.

  • Proven track record of managing all aspects and completing complicated, high-profile, large scale real estate development projects in urban infill locations; previous direct responsibility for handling the entire development process – from site control, through closing, programming the site, securing entitlements and executing the development plan and coordination with the construction and operations teams.

  • Demonstrated leadership and teamwork skills; experienced manager of internal and external teams on development projects.

  • Strong communication, interpersonal and networking skills. Ability to build and leverage relationships within the community and industry.

Additional Skills

  • Ability to read, understand and negotiate complex legal contracts and financial documents.

  • Possess broad base of knowledge in finance, Architecture & Engineering, legal, construction, leasing, public finance and community and government approvals.

  • Knowledge, experience and track record of complex transactions, leases, deal structuring and funding models; a sophisticated understanding of the financial aspects of complex, mixed use development projects with complex project debt and equity waterfall structures.

  • Financial acumen; must be well-versed in completing project proformas and analyzing deals, and articulate, both orally and in written form, the case for a specific project.

  • Excellent organizational and time management skills.

  • Able to work with time sensitive, detail-oriented material and meet multiple deadlines.

  • Experience managing multiple projects successfully through constantly changing priorities.

  • Be able to think critically and creatively and execute sound judgment.

  • Excellent computer skills; must be very literate in Excel, Word, Power Point, and Outlook and be experienced at thoughtfully integrating AI tools.

Pay

The base compensation range for this role is $200,000 to $250,000. This role is also eligible for a discretionary annual bonus, as well as access to our comprehensive medical, dental, and vision insurance, life and disability insurance, 401(k) plan (with matching contributions), wellness benefits and all other benefits afforded to full-time Tishman Speyer employees.
