Director of Tenant Origination and Leasing

About the Role

The Director of Tenant Origination and Leasing will play a foundational role in building TerraFlex’s commercial platform, leading tenant origination, business development, and leasing efforts across a growing portfolio of industrial outdoor storage (IOS) properties. As one of TerraFlex’s first hires, this individual will have the opportunity to shape the company’s go-to-market strategy, build relationships across target markets, and establish leasing capabilities to support the platform’s growth. This role will also serve as a key source of market intelligence, providing real-time insights to TerraFlex’s operating team and Green Courte’s asset management and acquisitions teams.

Responsibilities

• Directly originate tenant relationships and source occupancy for TerraFlex's IOS portfolio through prospecting, industry networking, and market research.
• Develop asset-specific leasing strategies based on local market demand and tenant types (e.g., truck parking, trailer storage, maritime users, etc.).
• Build and maintain relationships with local brokers, tenants, and industry participants across target markets.
• Maintain a CRM or contact database tracking tenant and broker relationships, outreach history, and follow-up activity.
• Travel regularly to visit properties, meet with prospective tenants and brokers, and gather market intelligence.
• Cultivate relationships with regional and national tenants to support multi-market leasing needs.
• Conduct end-to-end lease economics analysis, including NPV/IRR models, tenant credit underwriting, and market comparables.
• Structure and negotiate lease terms, renewals, expansions, and tenant agreements in coordination with asset management and legal teams.
• Track market activity, tenant demand trends, and competitive properties to support portfolio performance and investment decisions.
• Represent TerraFlex at industry conferences, networking events, and business development opportunities.
• Provide market intelligence to Green Courte’s IOS acquisitions team on tenant demand, rental rates, and market conditions.

Qualifications

• Bachelor’s degree preferred.
• 5+ years of commercial real estate leasing, brokerage, or business development experience, preferably in industrial, IOS, logistics, or related sectors.
• Proven track record of directly originating tenant relationships and sourcing lease transactions through proactive efforts.
• Existing relationships within the IOS tenant and broker community strongly preferred.
• Strong understanding of lease economics, tenant underwriting, operating expenses, and commercial lease structures.
• Ability to analyze market conditions, identify trends, and develop asset-specific leasing strategies.
• Entrepreneurial mindset with strong work ethic, initiative, and sound business judgment.
• Excellent written and verbal communication skills.
• Experience with CRM platforms to manage prospect pipelines and business development activities.
• Ability to work independently in a fast-paced environment.
• Willingness to travel frequently (approximately 50%).
