Director of Leasing
About the Role
We’re hiring a Director of Leasing to run leasing efforts across our 800,000 sf portfolio. This is a producing seat, not an administrative one. You’ll source tenants, run tours, negotiate LOIs, and drive deals to signed leases—working our own inventory rather than pitching for listings. You’ll report to our Partner and Senior Leasing Rep, who directs leasing strategy.
Responsibilities
- Lead generation: prospect and source tenants for available inventory through canvassing, broker outreach, direct‑to‑operator relationships, and your own network.
- Tours and showings: manage tours end‑to‑end, from first inquiry through follow‑up, representing the portfolio credibly to prospects and their brokers.
- LOI and deal negotiation: draft and negotiate letters of intent, moving deals through to lease execution in coordination with our Partner and counsel.
- Broker relationships: build and maintain relationships with the Austin tenant‑rep brokerage community so our inventory stays top of mind.
- Market intelligence: track leasing velocity, available inventory, competitor positioning, and comps, and bring informed rate recommendations.
- Tenant mix and curation: consider who belongs in a space and why; treat tenant mix as the product.
- Pipeline discipline: own a CRM of prospects and relationships that outlives any single deal.
Requirements
- 4–7 years of commercial real estate brokerage experience with a track record of closed deals you can walk us through.
- Active TREC real estate license in good standing (we sponsor in‑house through our property management arm).
- Landlord representation experience: marketed inventory, defended rates, and managed a landlord’s interests.
- Established Austin network of tenant‑rep brokers, local operators, and early‑move‑in contacts.
- Ability to work without a big‑firm support apparatus—conduct your own research, build materials, and make calls.
- Direct communication style; comfortable holding your own ground with evidence in a fast‑moving, opinionated leasing leadership.
Nice-to-Have
- Experience with retail, creative office, flex, or mixed‑use properties.
- Relationships with independent Austin operators such as restaurant groups, breweries, fitness studios, or makers.
- Experience leasing a campus, district, or multi‑building portfolio where tenant mix mattered.
Why This Role and Why Now
If you’re five years into brokerage, you know the trade‑off between big‑firm brand/infrastructure and independent production. Here, the landlord is in the room, the inventory is yours to work, and you receive a base salary that cushions slow quarters plus a share of leasing production for strong years. You keep your license, earn a title that reflects your work, and place tenants in a destination that people drive across town for.
Pay
Base salary: Competitive; range shared in interview.
Annual bonus: 3 % of company leasing commission revenue, paid semi‑annually.
Benefits
- Medical, dental, and vision insurance with 50 % company contribution.
- Free annual membership to onsite gym.
- Occasional team lunches and a running tab at a top Austin coffee shop.
- Additional perks from miscellaneous tenants within our portfolio.
Schedule
Full‑time; salary, exempt.
