Director of Purchasing - Residential Construction

About the Role

This position is responsible for leading strategic sourcing, trade partner development, contract negotiations, budgeting, and cost management in the Texas residential construction market. The role exists to ensure efficient procurement processes and to develop a high‑performing purchasing team. It contributes to the organization by aligning purchasing activities with project schedules and business objectives.

Key Responsibilities

• Develop and maintain strong relationships with trade partners, subcontractors, vendors, and suppliers throughout Texas.
• Leverage industry relationships and market knowledge to engage high‑quality trade partners.
• Lead vendor selection, competitive bidding, contract negotiations, and purchasing agreements for construction materials and services.
• Negotiate competitive pricing and favorable terms while balancing cost, quality, capacity, reliability, and project requirements.
• Lead purchasing budgets and cost objectives, analyzing expenditures and market trends to identify savings and value‑engineering opportunities.
• Monitor purchasing performance against budgets and proactively address cost variances, supplier performance, material availability, and other potential project risks.
• Partner closely with construction, design, development, finance, and other internal teams to align purchasing activities with project schedules and business objectives.
• Evaluate and improve purchasing processes, controls, reporting, vendor management, and performance metrics to increase efficiency and scalability.
• Utilize purchasing data and market intelligence to forecast material and trade needs and identify opportunities for continuous improvement.
• Lead, coach, and develop the purchasing team, establishing clear expectations, accountability, and performance goals.
• Foster strong cross‑functional collaboration and a solutions‑oriented culture across purchasing and the broader organization.

Minimum Requirements

• Strong knowledge of the Texas residential construction and homebuilding market.
• Demonstrated network of established Texas trade partner, subcontractor, and supplier relationships.
• Minimum of 2 years of experience leading a team.
• Experience negotiating construction materials, subcontractor agreements, vendor contracts, and pricing.
• Strong understanding of residential construction purchasing, budgeting, cost management, and procurement practices.
• Strong leadership, negotiation, communication, and relationship‑building skills.
• Proficiency with Microsoft Office and purchasing/project management systems.
• Knowledge of applicable residential building codes, regulations, and construction standards.
• High school diploma or GED required; bachelor's degree in business, supply chain, construction management, or a related discipline preferred.

Preferred Qualifications

• Experience with residential construction.
• Bilingual English/Spanish.
