Director of Maintenance (Long Term Care Experience Required)

Responsibilities

• Plan and monitor roadmaps to achieve maintenance department objectives while aligning with organizational strategic goals.
• Ensure implementation of organization policies and procedures.
• Schedule, assign, direct, and conduct performance appraisals for all maintenance personnel.
• Develop and implement maintenance programs to enhance maintenance efficiency, maximize revenue, and improve customer satisfaction.
• Prioritize health and safety regulations.
• Leverage CMMS for preventive maintenance tasks and document instructions and procedures for facility and utility components, as well as mechanical, air conditioning, heating, and electrical systems.
• Manage the annual maintenance operating budget and oversee maintenance department expenditures within approved budget, including regulation of plant operations.
• Carry out and monitor routine inspections of company equipment.
• Assign and monitor construction and renovation projects.
• Negotiate, monitor, and enforce contract terms with external maintenance vendors and suppliers.
• Ensure department compliance with laws and regulatory terms such as safety and building codes.
• Supervise the hiring process of maintenance workers and define their job functions.
• Report to department heads and coordinate maintenance technicians to ensure all maintenance processes are on track.

Qualifications

• Proven experience in maintenance management.
• Strong knowledge of CMMS and related maintenance software.
• Excellent leadership and supervisory skills.
• Ability to prioritize tasks and manage multiple projects simultaneously.
• Strong communication and negotiation skills.
• Comprehensive understanding of health and safety regulations.
• Experience in budget management and cost control.
