Director of Engineering

About the role

The Director of Engineering at Beztak Senior Living is responsible for providing strategic leadership and oversight of all maintenance, engineering, building systems, and grounds operations within a luxury senior living community. This role ensures the community is safe, well-maintained, aesthetically exceptional, and operating efficiently while delivering a five-star living experience for residents.

Essential Functions

• Oversees the coordination of building space allocation and layout, communication services, and facility expansion
• Develops and manages engineering budgets and schedules facility modifications, including cost estimates
• Inspects construction and installation progress
• Provides strategic leadership for capital improvement planning, asset preservation, vendor management, service contracts and long-term preventative maintenance planning
• Responsible for the hiring of team members and providing continuous learning and development of their team
• Motivates and holds the team accountable for delivering excellent customer service and timely, high-quality repairs
• Oversees building systems including HVAC, chillers, boilers, building automation systems (BAS), electrical distribution, generators, fire/life safety systems, and other central plant infrastructure
• Performs various duties such as building repairs, snow removal, housekeeping or groundskeeping to provide residents with a clean and well-maintained living environment
• Led emergency repairs and response efforts as may be required to prevent damage or deterioration
• Ensures compliance with life safety and regulatory requirements
• Documents replacement of appliances, carpet, vinyl, water heaters, condensers, etc., in all units. Also tracks systems repairs, apartment painting (full paint or touch-up), refrigerator coil cleaning, and other major repairs
• Operating a company vehicle or personal vehicle (as required) to perform job duties

Qualifications and Education

• High school diploma or related Vocational Training and/or equivalent work experience
• Technical training in HVAC-R/Electrical/Plumbing. EPA certification preferred
• 5-7 years supervisory experience
• Experience working in an upscale hospitality setting such as luxury hotels, resorts, universities or other complex campus facilities
• Previous experience as a Director of Engineering, Chief Engineer, Facilities Director or other similar role

Work Environment

• Combination of office and shop environments
• Regularly exposed to dust, odors, oil, fumes and noise
• Exposure to varying weather conditions such as heat, cold, rain, and snow
• Occasional exposure to grounds maintenance chemicals such as fertilizers, herbicides, pesticides, and ice melt
• Exposure to moderate to loud noise levels from tools, machinery, and equipment
• May involve working in confined spaces, heights, and areas with limited ventilation
