About the role
The Director of Engineering at Beztak Senior Living is responsible for providing strategic leadership and oversight of all maintenance, engineering, building systems, and grounds operations within a luxury senior living community. This role ensures the community is safe, well-maintained, aesthetically exceptional, and operating efficiently while delivering a five-star living experience for residents.
Essential Functions
- Oversees the coordination of building space allocation and layout, communication services, and facility expansion
- Develops and manages engineering budgets and schedules facility modifications, including cost estimates
- Inspects construction and installation progress
- Provides strategic leadership for capital improvement planning, asset preservation, vendor management, service contracts and long-term preventative maintenance planning
- Responsible for the hiring of team members and providing continuous learning and development of their team
- Motivates and holds the team accountable for delivering excellent customer service and timely, high-quality repairs
- Oversees building systems including HVAC, chillers, boilers, building automation systems (BAS), electrical distribution, generators, fire/life safety systems, and other central plant infrastructure
- Performs various duties such as building repairs, snow removal, housekeeping or groundskeeping to provide residents with a clean and well-maintained living environment
- Led emergency repairs and response efforts as may be required to prevent damage or deterioration
- Ensures compliance with life safety and regulatory requirements
- Documents replacement of appliances, carpet, vinyl, water heaters, condensers, etc., in all units. Also tracks systems repairs, apartment painting (full paint or touch-up), refrigerator coil cleaning, and other major repairs
- Operating a company vehicle or personal vehicle (as required) to perform job duties

Qualifications and Education
- High school diploma or related Vocational Training and/or equivalent work experience
- Technical training in HVAC-R/Electrical/Plumbing. EPA certification preferred
- 5-7 years supervisory experience
- Experience working in an upscale hospitality setting such as luxury hotels, resorts, universities or other complex campus facilities
- Previous experience as a Director of Engineering, Chief Engineer, Facilities Director or other similar role

Physical Demands
- Frequent standing and walking with occasionally climbing stairs, bending over, or reaching overhead
- Pulling, lifting, or carrying up to 50 pounds
Work Environment
- Combination of office and shop environments
- Regularly exposed to dust, odors, oil, fumes and noise
- Exposure to varying weather conditions such as heat, cold, rain, and snow
- Occasional exposure to grounds maintenance chemicals such as fertilizers, herbicides, pesticides, and ice melt
- Exposure to moderate to loud noise levels from tools, machinery, and equipment
- May involve working in confined spaces, heights, and areas with limited ventilation
- Use of personal protective equipment (PPE) such as gloves, goggles, masks, and hearing protection may be required
