About the Role

The Director of Business Development at LGE Design Build is responsible for cultivating new business through networking and lead generation, as well as fostering client relationships throughout LGE’s design-build process. This outward-facing role represents LGE’s services, expertise, culture, and values to new clients and the real estate community. The position focuses on generating and leading a diverse pipeline of projects, leveraging LGE’s integrated design and pre-construction capabilities. This is a hunter role, requiring the ability to build pipeline from scratch by converting market relationships—particularly with brokers and developers—into qualified pursuits and contracted work.

Responsibilities

  • Build new client relationships through media, industry contacts, events, and networking.
  • Develop and maintain a deep knowledge of design, estimating, and construction processes to effectively represent LGE in the real estate community.
  • Grow and manage a list of clients and industry contacts.
  • Research potential leads using publications, news, CoStar, ESRI, and other relevant resources.
  • Lead and participate in creating responses to RFQs, RFPs, and informal proposals for public and private projects.
  • Attend industry events, trade shows, and networking activities, including opportunities to serve on panels or as an industry leader.
  • Prepare and present company capabilities, design, cost, and construction data to clients, brokerage firms, and groups.
  • Develop preliminary budgets and lead budgeting exercises for projects.
  • Communicate and manage design and estimating expectations with LGE’s design and preconstruction teams to drive the sales process.
  • Facilitate the creation, negotiation, delivery, review, and execution of design and construction contracts with legal support.
  • Demonstrate a comprehensive understanding of client activities, including due diligence, financing, entitlements, zoning, transactions, and construction specifications.
  • Develop creative sales and marketing strategies to present LGE to the real estate community.
  • Track sales pipeline in a CRM, including sources, project types, square footage, cost, and schedule.
  • Monitor market projects and opportunities that align with LGE’s profile.
  • Meet weekly with the business development team to ensure department and company goals are met.
  • Research, document, and present internal and external design, cost, and construction intelligence relevant to clients and business sources.
  • Present industry trends periodically to LGE departments.
  • Manage relationships with existing long-term clients and brokers at industry and non-industry events.
  • Maintain and report on cold-calling activity to brokers and industry contacts.
  • Act as a client advocate throughout the project lifecycle, ensuring satisfaction and fostering long-term relationships.
  • Conduct client tours of existing projects or potential developments as needed.
  • Develop long-term relationships with Economic Development and Chamber of Commerce representatives in key markets (e.g., Gilbert, Chandler, Phoenix, Peoria, Queen Creek, Surprise, Glendale).
  • Engage with industry leaders, including councilmembers, mayors, and educators, to create project opportunities.

Requirements

  • 8–15 years of in-market real estate experience, with a proven track record of originating deals and relationships (hunter role).
  • Active broker network, particularly within the industrial and land brokerage community in core markets.
  • Development literacy: ability to read proformas, understand developer decision-making, and speak credibly about entitlements, site constraints, and delivery models.
  • Hunter mindset, comfortable with performance-based, incentive-driven compensation structures.
  • Minimum of 3 years of real estate experience, with a preference for sales-focused roles.
  • Proficiency in Microsoft Office, Adobe, assessors’ maps, CoStar, and CRM software.
  • Strong public speaking and presentation skills, with the confidence to engage large groups.
  • Ability to multitask and manage multiple priorities effectively.
  • Willingness to build knowledge in due diligence, financing, entitlements, zoning, and real estate transactions.

Preferred Qualifications

  • Prior exposure to design-build delivery or general contractor preconstruction.
  • Existing relationships with institutional and merchant industrial developers active in the Sun Belt.
  • Experience in industrial and land brokerage, development management, business development, or corporate real estate roles.

Reporting

  • Monthly reviews with the Vice President of Preconstruction to maintain structure, set goals, and address concerns.
  • Weekly strategizing and communication with the Executive Leadership team to review pipeline.
  • Annual review by the Vice President of Preconstruction, including peer and self-input, based on team interactions, company values, project involvement, and revenue generation.
