Director of Acquisitions (Industrial)

About the role

Our client is expanding into the Columbus industrial market and is seeking a Director of Acquisitions, Columbus Market Lead to take the reins, build the market, and help lay the foundation for a clear vision: 50 Million SF Under Management by December 2034. This role focuses on industrial real estate opportunities, specializing in value-add, opportunistic, and core-plus investments.

Responsibilities

• Leverage existing industrial relationships and build a strong broker, owner, and off-market network in Columbus, Ohio.
• Foster deep knowledge of the Columbus, Ohio industrial market—immerse yourself in the market and stay ahead of trends.
• Source industrial real estate acquisition opportunities independently.
• Underwrite cash flow models of potential acquisition opportunities confidently.
• Evaluate underwriting levers, structures, risks, and returns.
• Communicate acquisition opportunities clearly and move them through the pipeline with urgency.
• Consistently source qualified industrial acquisition opportunities.
• Maintain a strong, growing network of broker, owner, and market relationships.
• Achieve a high conversion rate from sourcing to executed LOIs.
• Provide timely and accurate underwriting analysis.
• Deliver active and organized pipeline reporting to the Executive Director of Acquisitions and Investment Committee.

Qualifications

• Proven track record of independently driving new acquisitions from sourcing through closing.
• Existing relationships in the Columbus, Ohio market.
• Experience managing a pipeline of active acquisitions and presenting opportunities clearly.
• Experience underwriting industrial transactions.
• Highly skilled at multitasking.
