About the role
The Sales Consultant is responsible for executing the property’s marketing, leasing, and renewal strategies to achieve occupancy, revenue, and resident retention goals. This role serves as a key point of contact for prospective residents, guiding them through the leasing process with professionalism and a deep understanding of the community’s lifestyle offering. The Sales Consultant supports resident satisfaction throughout the lease term and proactively manages lease renewals in alignment with Active Adult best practices. Responsibilities include lead management, CRM utilization, data analysis, event support, and collaboration with the Lifestyle Coordinator to enhance resident engagement.
Responsibilities
- Performs all sales and leasing activities to achieve the property’s revenue and occupancy goals by greeting and qualifying prospects, conducting property tours, showing apartments, continuing relationships with prospects, processing applications, credit screening, and criminal background checks.
- Prepares the lease and move-in package, ensuring a smooth resident move-in and lease signing.
- Collects pertinent information from prospective residents at move-in and records it appropriately.
- Stays informed about current market and competitor conditions that may impact the community’s occupancy, market rent, and sales results.
- Develops and implements short- and long-term marketing plans and goals to sustain occupancy, following the property’s established policies related to concessions and specials.
- Designs and executes marketing activities and events to drive traffic to the property, including resident referral and employer outreach programs.
- Uses on-site property management software to track apartment availability, record traffic and leasing activities, manage resident and prospect data, and analyze critical information.
- Ensures the property and show units meet company standards for show quality by inspecting the tour path and show-ready units, communicating maintenance needs, and merchandising the leasing office.
- Follows up with prospects and new residents within 24 hours to ensure satisfaction through emails, thank-you notes, calls, or other contacts.
- Documents all follow-up and classifies leads during the lifecycle of the sales process.
- Executes activities in support of the property’s lease renewal program by preparing lease renewal letters, meeting with residents, and ensuring timely signing of renewal documents.
- Responds quickly and courteously to resident and client concerns, taking prompt action to solve problems or document requests.
- Demonstrates customer service skills by treating residents, prospects, and guests with respect and addressing complaints sensitively.
- Attends community and networking events, aligns with local associations, and participates in outreach marketing to generate new business leads.
- Completes various financial, administrative, and other reports and analysis as assigned.
- Assists the Lifestyle Coordinator with event setup as required.
Requirements
- High school diploma or equivalent required; associate or bachelor’s degree in business, marketing, hospitality, or related field preferred.
- 1-3 years of relevant experience in sales, marketing, internet, and customer service.
- Demonstrated ability to read, write, and communicate effectively to comprehend legal documents, sell apartment features, and answer questions.
- Mathematical skills necessary to process sales conversions.
- Ability to apply sales skills, such as generating leads, conducting presentations, qualifying prospects, and closing sales.
- Valid driver’s license to drive a golf cart on property.
- Proficiency in word processing, spreadsheet, property management applications, and database management programs.
- Fluency in using the internet for marketing, advertising, and sales-related tasks.

Physical Demands
- Works in an office environment with frequent exposure to outside elements where temperature, weather, odors, and/or landscape may be unpleasant or hazardous.

- Must be able to push, pull, lift, or maneuver weights of up to 25 pounds independently and 50 pounds with assistance.
- Must be able to stand for extended periods.
- Routine, local travel may be required for business meetings or market research.
- Must be able to work a flexible schedule, including evenings, weekends, and holidays.

Pay
Many factors go into determining employee pay within the posted range, including business requirements, prior experience, current skills, and geographical location. In addition to the base salary, this role may be eligible to participate in weekly, monthly, and/or quarterly bonus programs.
