Director, Asset Management
About the role
This role exists to build and run an institutional-grade asset management function across a fast-scaling multifamily portfolio. You will own the operating and financial performance of 2,000+ units today and help scale that engine to 30,000+ units over time.
Responsibilities
Own the financial and operational performance of a growing multifamily portfolio, with full accountability for NOI, cash flow, occupancy, collections, expense control, and business plan execution
Architect and enforce a best-in-class asset management operating system across assets, teams, and external partners
Build and manage asset-level strategies, including hold-sell analysis, capital planning, renovation pacing, lease trade-out targets, and operational turnaround plans
Create rigorous reporting packages for leadership, investors, and lenders that translate portfolio data into decisions and action
Identify operational and financial outliers early, diagnose root causes, and implement corrective plans with urgency
Drive lender strategy across the portfolio, including agency debt placement, refinancing, covenant compliance, reserve negotiations, modifications, and complex loan workouts
Negotiate directly with lenders, servicers, attorneys, and counterparties in high-stakes situations where precision, control, and credibility matter
Partner with acquisitions and finance to pressure-test underwriting, transition new assets into the portfolio, and align execution against the original investment thesis
Evaluate and improve third-party property management performance, including staffing plans, revenue management, maintenance execution, resident experience, and budgeting discipline
Leverage AI tools and emerging technology to automate reporting, improve operating visibility, surface anomalies, and increase team efficiency
Serve as a front-line closer in management and investor conversations, using data, judgment, and executive presence to build conviction and trust
Requirements
7-12+ years of experience in asset management, structured finance, principal investing, or multifamily portfolio operations, with direct accountability for asset-level performance
Strong background in multifamily real estate, with meaningful exposure to value-add, turnaround, and scaled portfolio management environments
Proven record of placing agency debt, navigating lender processes, and negotiating complex restructurings, extensions, or loan workouts
Deep fluency in property-level financials, including T12 analysis, rent rolls, variance analysis, budget management, reforecasting, and asset-level return optimization
Experience overseeing third-party property management firms and holding regional and on-site teams accountable to measurable operating standards
Strong command of Excel and real estate financial modeling, including scenario analysis, capital planning, sensitivity analysis, and business plan tracking
High proficiency with Yardi, RealPage, Entrata, AppFolio, or similar property management and reporting systems
AI-fluent, with a practical ability to use tools such as ChatGPT, automation platforms, BI dashboards, and workflow systems to improve speed, insight, and operating leverage
Strong understanding of revenue management, expense controls, capex execution, renovation economics, and on-site operational KPIs
Track record of communicating with lenders, investors, family offices, and senior stakeholders in a way that builds trust and commands respect
Able to move seamlessly between scrappy zero-to-one problem solving and polished executive communication in high-stakes environments
Firm, respectful, and highly accountable, with the judgment to push operators hard while preserving alignment and momentum
Bachelor’s degree in finance, real estate, economics, business, or a related field preferred; advanced real estate, finance, or investment training is a plus
Based in Austin or willing to make Austin a frequent operating hub, while thriving in a fully remote environment with high autonomy and high standards
