About the role

The Director, Hyperscale Leasing & Development serves as the business lead for assigned hyperscale development projects, with responsibility for lease negotiation, deal structuring, and development oversight. This role focuses on driving successful commercial outcomes across the full lifecycle of complex hyperscale developments.

Responsibilities

  • Lead or support lease negotiations with hyperscale customers
  • Structure commercial terms, including phasing, delivery schedules, and development commitments
  • Partner with leasing and customer teams to advance transactions and develop creative deal solutions
  • Serve as the business lead for assigned hyperscale development projects from acquisition through delivery
  • Cover cross-functional stakeholders to align commercial agreements with development execution
  • Oversee development progress relative to schedule, budget, and underwriting assumptions
  • Identify risks and drive issue resolution related to permitting, utilities, infrastructure, and customer requirements
  • Support development budgeting, scope changes, and phasing decisions
  • Drive value creation and performance across assigned hyperscale opportunities

Requirements

  • 10+ years of experience across one or more of the following areas: data center development, commercial real estate development, asset management, industrial or infrastructure development
  • Experience overseeing large-scale, complex development projects
  • Experience with lease negotiations and deal structuring preferred
  • Strong commercial and financial acumen
  • Proven ability to manage multiple stakeholders and complex transactions
  • Ability to operate effectively across leasing, development, and investment functions

Qualifications

  • Education: Bachelor's degree in Business Administration, Real Estate, Engineering, or a related field
  • Professional Certifications: LEED AP, AIA, or similar certifications preferred

  • Excellent communication and interpersonal skills
  • Strong analytical and problem-solving abilities
  • Ability to work independently and as part of a team
  • Proficiency in Microsoft Office Suite

Pay

$160,000 – $180,000 annually
